The hotel is located on Rose Street, between the junctions of Frederick Street and Hanover Street, please note that this is a pedestrian area and there is no access for cars. If arriving from the airport or by train, the airport shuttle stops on Princes Street by Waverley Train Station, Rose Street is a short walk from this drop off point.

Good weekend break for the price.

Hotel was in perfect position,5 mins from Waverley station,right in city centre. Staff were very pleasant and helpful.Only downside was the shower in room was tempremental,it was either scalding or freezing!Extra pillows and maybe a spare blanket would have been nice too.Overall a pleasant stay for a bargain price for a city centre location,wouldn't hesitate to stay there again.

Quick getaway

Hotel was really good. Only prolblem was our room was at the back lane where the bins were kept and it was really noisy for a wee while in the morning when they were getting emptied.

Basic,clean hotel in great location

No frills at a bargain price.Only slept in room so did not need to be any thing else.Would recommend.

Location Location Location (and price!)

We still can't believe we got this hotel room right in the centre of Edinburgh during the festival for only £29 per night! We got a large room on the 4th floor but thankfully there was a lift. We paid £10 more for an early check in on the day as our train got us into Edinburgh at 7.15am but it was worth it for a shower and a nap. Staff were friendly and helpful, room and bathroom were clean and we were given new towels every day. I was worried about noise from the street below so I used ear plugs the first 2 nights and slept right through both nights. I forgot to use them on the 3rd night but still slept right through anyway! We'd definitely stay here again.

Great City Centre Hotel

Got great unbeatable deal by booking well in advance! Rooms clean and comfortable, Staff very helpfull and let us leave our bags there during the Fringe. Plenty pubs and restraunts nearby for meals etc. (The Black Rose next door does a great breakfast!) Being City Centre I feared that noise would be a problem but had a side room and apart from the bin lorries in the morning slept all night with the windows open. This hotel is smack bang in the middle of Edinburgh, near Waverly Station and a taxi rank at the end of the road. There is no parking that I could see so this may be a problem. Other than that it's perfect for a city break.

no air con

stayed for 4 nights,in this time it was like staying in a oven! there was no air con, we were on the 3rd floor so could not open the 1 window more than 3" due to safety, the whole hotel was hotter inside than it was out...

Perfect for the Budget Trip

It is value for money . As the location of hotel is very good. If you stay in third or fourth floor the view from the Hotel room was awesome. I had concern it would be noisy being in the heart of the lively Rose Street but this was not the case. There are plenty of places to eat within 5 minutes walk and all the attractions can be reached again by walking they are not far away. Would definitely stay again and recommend for its location.

Nice but...

It's was practical to have a place to go out of the plane.There was mold in the shower.. And it was tough to open the window cause the curtain was stuck
