You’ll have the entire villa to yourselves, as well as exclusive access to the private cenote. Nestled between Akumal and Tulum, the villa is close to:
- Beach Clubs & Cenotes: Akumal Beach (10 min drive), Tulum beaches (~25 min), additional public cenotes.
- Ecological Parks & Ruins: Easy access to nearby Mayan ruins, nature reserves, and local adventures.


- Local Dining: Villa Morena (an acclaimed Italian restaurant) is just a 5-minute walk. A wealth of dining options, grocery stores, and nightlife spots are within a short drive.


Note: The villa is on a rustic jungle road. A rental car or SUV is strongly recommended—taxis can be expensive and the road can be bumpy, but rest assured, the serenity and scenery are well worth the journey.

- Wildlife: Expect to see (and hear!) monkeys, toucans, bats, and other creatures. Pack bug spray—this is an authentic jungle experience.
- Power & Connectivity: The property is partially solar-powered; we rarely experience extended outages, but storms can occasionally cause brief disruptions.
- Private Chef & Temazcal: Highly recommended additions—enjoy gourmet, locally inspired meals and an authentic Mayan healing ceremony.
- Accessibility: Multiple floors and open staircases may be challenging for those with mobility concerns or small children.

We’re excited to host you and want to ensure a smooth, relaxing stay. Please take note of the following guidelines:

• Arrival Tip: For accurate directions, always use the Google Maps link we provide. Other browsers may cause misrouting and delays.
• Check-In/Out: Check-in begins at 3:00 p.m. and check-out is by 11:00 a.m. Late check-outs may result in additional fees or eviction.
• Quiet Hours: Please keep noise to a minimum after 10:00 p.m. out of respect for neighbors.
• No Parties/Unregistered Guests: Large gatherings or overnight guests not on the reservation are not allowed. Inform us if you plan to have visitors.
• No Smoking or Drugs: Smoking/vaping is prohibited throughout the property. Violations can result in fines up to $200 USD.
• Keys & Codes: Only the primary guest may hold keys/access codes, which must not be shared or duplicated.
• Pets: Not permitted unless explicitly approved in advance.
• Furniture Placement: Kindly avoid moving or rearranging furniture.
• Linens & Towels: Damage or staining (e.g., from food, coffee, wine, makeup) may incur charges. Please do not use white towels for makeup removal.
• Damages & Breakages: Any damage to the property, furnishings, or condo facilities will be charged accordingly. If an item breaks, please let us know.
• Energy Conservation: Turn off air-conditioning and lights when you’re out to help manage electricity costs.
• Maintenance Issues: Report any malfunctions or problems to your host right away.
• Streaming Services: Not provided. Log in with your own accounts and log out before check-out. Do not purchase additional services.
• Secured Areas: Storage or private areas are off-limits. Any attempt to access them will result in fines and possible eviction.
• On-Site Management: If the complex has a manager or security, you must follow their guidelines to avoid penalties.
• Toilets: Only flush toilet paper if permitted; otherwise, please dispose of it in the trash bin. Never flush any objects to avoid plumbing issues.
• Cleaning: Standard cleaning is included before arrival and after departure. Excessive mess, trash, or evidence of parties may incur fines and a report on your rental profile.
• Digital Inventory: All items are inventoried; missing or damaged items may result in replacement fees.

➡️ DIRECTIONS TO VILLA CENOTE SECRETO

Whether you’re arriving from Cancun International Airport (CUN) or the new Tulum International Airport (TQO), follow the directions below to reach your property easily and without confusion:

✈️ From Cancun International Airport (CUN)

1. Exit the Airport Toward Highway 307
After picking up your rental car or shuttle, follow signs for Carretera Cancun–Tulum (Highway 307) heading south.

2. Drive South on Highway 307
Continue for approximately 1h 17min (about 91 km / 56 miles), depending on traffic.
You’ll pass Playa del Carmen and a few smaller towns.

3. Approach Akumal Area
After you pass the Grand Sirenis Resort sign, continue driving for another 800 meters.
Slow down and turn right at the entrance with several signs posted, including “Villa Tortugas B&B,” “Casa Valentina,” and “Organic Yoga.”
(If you don’t spot these right away — just look for an entrance with multiple small signs clustered together.)

4. Follow the Road to the Villa
After turning, drive straight for 350 meters, then turn left.
Continue for another 450 meters, then turn right again.
Drive straight for approximately 1 km until you reach Villa Cenote Secreto, which will be on your right-hand side.


✈️ From Tulum International Airport (TQO)

1. Exit the Airport and Follow Highway 307
Exit the airport and follow Highway 307 north toward Tulum Town.

2. Drive North on Highway 307
Continue driving for about 1 hour, depending on traffic.
When you reach the main intersection in Tulum with the Super Aki supermarket, continue straight — do not turn.
Stay on Highway 307 and keep driving north toward the Akumal area.

3. Approach Akumal
You’ll pass an entrance with a small hut marked “Acceso 1.” Shortly after this, you’ll see signs indicating a designated U-turn zone — make a U-turn there when it’s safe and permitted.

4. Find the Entrance
After completing the U-turn, slow down and look for an entrance on your right-hand side with a cluster of signs, including “Villa Tortugas B&B,” “Casa Valentina,” and “Organic Yoga.”
Turn right at this entrance — this road leads to the villa.

5. Follow the Road to the Villa
Drive straight for 350 meters, then turn left.
Continue for another 450 meters, then turn right again.
Drive straight for approximately 1 km until you reach Villa Cenote Secreto on your right-hand side.
