Nikte Ha 1 is a beautiful ground floor residential suite in Akumal’s most recent luxury beachfront condominium. This newly constructed 3 bedroom condo includes all the modern amenities and comforts of home. The elegant living room leads to a furnished beachfront patio overlooking the oceanfront swimming pool. The kitchen is fully equipped with modern appliances, granite countertops, an island table with bar style seating for 3 and a large round dining table.

The master bedroom has a king size bed and sliding glass doors leading to the beachfront deck. The second bedroom has 2 twin beds that can be pushed together to accommodate couples, and a small garden atrium. This has a third bedroom option which is a lock off studio with kitchenette and independent entrance allowing this unit to be used as a 3, 2 or 1 bedroom vacation rental.

Only a short stroll on the beach to some of the best beachfront restaurants nearby or walk down Akumal road to Yal-ku Lagoon, Akumal Bay, and downtown Akumal for more dining options, stores, dive shops and fun for everyone.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Location and decor are the primary reasons we selected this rental and they met our expectations. The cleaning service was excellent and everyone I encountered in the booking process was very helpful. While there is no way to predict nature, it is unfortunate that this specific part of the bay was were all the seaweed collected. We paid for and anticipated easy access to the beach but that was not the case for the days we were there. Ultimately, I would stay here again, but not at the price we paid if there is seaweed.

Overall, I recommend this vacation rental. Reviewer Comments: We had an amazing stay at this condo! The location is unbeatable,just a short walking distance to La Buena Vista (food was excellent!). Housekeeping was excellent—our space was always clean and welcoming. We were also impressed with how well-maintained the grounds were; the pool was cleaned daily and always inviting.We loved the convenience of ordering groceries ahead of time to stock our fridge, which allowed us to cook daily and feel right at home. The setup was perfect for a relaxing and stress-free stay.Our only small wish would be for a sunshade by the water. That said, it didn’t take away from the overall experience—we'd definitely come back! Highly recommend this spot for anyone looking for a peaceful yet conveniently located stay.

Overall, I do not recommend this vacation rental. Reviewer Comments: It was truly disappointing but the rental company Akumal Direct was very responsive and moved us the same day. The ac in one room didn’t work, the second bedroom stank like sewage and the third room had water comí out of the floor.

Overall, I recommend this vacation rental. Reviewer Comments: This unit is located in the middle of half moon bay. Easy walk to local restaurants and attractions. You will be very happy staying here. Our only disappointment was internet is spotty and the tv's only worked for a few hours. Check them out and if there is a problem just walk across the street to the management office and they will do their best to get it working. We had a great time and the lady cleaning the condo was great. She showed up the same time every day and did a very thorough job. We love La Buena Vida and were there almost everyday. Turtle Bay and Taverna were also very good. We visited the cenote, but went to the second one. It's a bit confusing, but if you ask if they huts to rent and they say not just go down the street to the other cenote. That place was great! They have a restaurant and bar and will actually bring you your food and drinks.Anest of turtles hatched while we were there, Oct 14-21. Although we would check frequently to see if they hatched, we missed them actually walking out to the sea.We would definitely stay here again.

Great location, but many issues

Rating Details: The property manager was somewhat unhelpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Booking with Akumal Direct Reservations (“ADR”) was great. Their customer service is unmatched. The condo is perfectly located, has easy walk-out pool access, & is across from a convenience store. It's comfortably furnished and has high-end finishes. Daily housekeeping is provided by Ligia, who was wonderful.While ADR handled all things booking-related, the condo maintenance itself is managed by a local company, Green Eyes (“GE”), who left much to be desired. While GE is physically located across the street & provided various contact numbers, it was difficult to get any assistance. Throughout our stay, we encountered:1. Broken fridge. Repairman was sent, but it never got cold enough to safely store food.2. No internet and no communication when it would be fixed. Another guest was provided an LTE router, but that was not offered to us.3. Broken pool filter/dirty pool water. When mentioned to GE, they said they don’t deal with the bldg exterior. Pool was subsequently shut down for cleaning with zero communication on when it would be usable.4. No running water half a dozen times. The first time, we messaged GE but they never responded. Another time, we stopped in-person and were again told they don’t deal with the bldg exterior (water pump). We never received any communications on outages or when they would be fixed. 5. Not enough toilet paper. GE told us to wait until the maid arrived later that day, but finally gave us one whole roll to hold us over.6. Several smaller issues such as rusted lockbox, broken safe, burnt out light bulbs, insufficient beach towels, broken glass in sand surrounding pool.The only saving grace to all of this was the impeccable communication and customer service from ADR. When GE was unavailable or unresponsive, the folks at Akumal Direct were and went out of their way to help out. We will definitely return to Akumal and D
