The living room is cute and cozy with a sectional sofa and TV for your viewing pleasure (No cable, streaming apps only).
KITCHEN:
The kitchen is roomy and well stocked with appliances and amenities to enjoy your meals.
SLEEPING ARRANGEMENTS:
There are 3 bedrooms total. Each includes linens and clothing storage and/or closets.
BEDROOM 1 - 1 Queen Sized bed and Smart TV
BEDROOM 2 - 1 Full Sized bed and Smart TV
BEDROOM 3 - 1 Single Sized Bed and 1 Queen Air Mattress
BATHROOM:
The home has 1 full updated bathroom. There is also a laundry area with washer and dryer.
BACKYARD:
There is a spacious well maintained backyard to enjoy the outdoors. The backyard has a beautiful garden with fresh herbs, raspberries, grapes and an apple tree guests may enjoy. There are also crab traps if guests would like to test their luck catching blue claws!
BEACH TAGS:
-Brigantine Beach requires Beach Tags; 5 will be provided for your use.
-Please return all Beach Tags prior to departure.
-Failure to return will result in a $40 replacement fee per tag.
-Some beach amenities such as boogie boards and beach chairs are provided.
AMENITIES:
Just bring your swimsuit and sunscreen! The home is equipped with Wifi, a drip coffee maker with bean grinder, iron and ironing board, hair dryer, games, vinyl record player, beach items and much more!
PETS:
-This home is dog friendly and we welcome your fur family member. Dogs must be reported, approved, included in your reservation quantity, and the pet fee paid(unreported pets may result in additional fees)
-If you include your dog, please remain respectful to the home and property.
-There is a $100.00 pet fee.
-We allow 1 dog, 40 pounds or under.
-Any dogs over that size or quantity must be approved in advance and will incur an additional fee.
-A medium-sized dog cage will be provided, and a larger dog cage is available upon request.
-Please ensure your dog is housebroken and all pet waste is cleaned up and disposed of properly.
-As the owner, we ask that you always keep your pet under control and report any pet related damages.
*Only dogs are allowed, no cats accepted.
ACCESS & ENTRY:
-Guests have access to the entire home, backyard, garage and driveway during their stay.
-Please note there are steps to enter the home from the front and backyard.
-This is a ranch style home with no interior stairs.
-Please wash away sand before entering the home.
-Please be respectful to neighbors and surrounding homes and businesses.
-Please note check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
KEYLESS ENTRY:
-Your host will provide the door code approximately one hour prior to check in on the day of your trip.
PARKING:
-There is a driveway for 1 vehicle.
-There is also free street parking in front of the home when available.
-The garage cannot be used for parking.
-Please be advised that since the property is close to the beach, there may be many beachgoers on the block and nearby at times.
-Guests are responsible for city street parking compliance; read & follow signage to avoid tickets.
-We are not responsible for parking tickets due to negligence.
MAIL:
-Do not send packages to the property via mail
-We are not responsible for items shipped to the property.
ENVIRONMENTAL NOTES:
-Property located in a beach town environment; potential for noise from cars or foot traffic.
-Keep in mind it can get very windy being close to the shore, so please keep items secure as needed.

-The home is protected by exterior ring camera security.
HONESTY and EXPECTATIONS:
At "Mid Century Charmer", we want guests to understand the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may occasionally result in delays between stays. Any significant damage or serious concerns are prioritized and resolved before check-in when made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes require a more detailed cleaning process due to their size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, household items may break or require repairs during your stay. While we understand the inconvenience this may pose, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
AMENITIES:

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

OTHER DETAILS:
-Brigantine is a barrier island and city-style environment; expect possible sightings of household ants, critters or mice, especially during certain times of year. Properties are not immune to issues like this and may show evidence of preventative treatments and measures.
-We utilize quilts on most bedding for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.
-If you are extremely sensitive to smells, please note odors from food, smoke, or other outside or neighboring sources may occasionally be noticeable. If this is a major concern for you, please keep this in mind.
ADDITIONAL INFORMATION:

-This is NOT a party house. City-wide quiet hours from 10pm-7am.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
