The Space:
To comply with legal requirements and community rules, you WILL be asked to submit a government-issued photo ID, verify your contact details, complete our verification portal, and possibly undergo a background check. Failure to comply will result in cancellation and denied entry.

All guests must also sign a rental agreement governing the terms of their stay. By completing the booking, you agree to the following:

* You accept our rental terms and conditions.
* You acknowledge the need to provide a valid government-issued ID and matching credit card before check-in.
* You acknowledge a background check may be required if mandated by the property or building, in line with your agreement.

Minimum age to book is 22 for non-locals and 25 for locals. No weapons or drugs allowed—zero tolerance means law enforcement will be contacted for violations.

Noise policy: Guests must not disturb neighbors and must follow quiet hours from 9PM–8AM.

We allow one pet with a pet fee, as stated in the house rules below.

Please note: Austin has seasonal bugs. While we provide regular pest control, occasional sightings (ants, roaches, etc.) may occur. We can send pest control on request.

Guests do not have access to mailboxes or package deliveries.

Shared amenities (pool, gym, etc.) may occasionally be closed by the apartment for cleaning or maintenance.

We provide basic essentials (e.g. soap, toilet paper), but guests staying long-term will need to restock as needed.

Guest Access:
You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, enjoy the roof top, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.

Live where Austin's coolest streets intersect! Nestled at the junction of iconic South Congress and East Riverside, you'll be at the epicenter of Austin's most vibrant neighborhood. Just steps from the legendary Continental Club, renowned food trucks, and eclectic boutiques that make SoCo famous. We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
