Fast wifi and smart tv with Amazon prime, HBO, Hulu, Netflix. Private bathroom just steps from the front door ( don't worry soft terrycloth robes provided) with tankless water heater so you never have to worry about running out of hot water. Good shower pressure and all fixtures are brand new. Hairdryer, shampoo, conditioner, and body wash provided. Both the bathroom and trailer have powerful new heating and AC. Basic cooking utensils, hot plate, drip coffee maker + ground coffee, small closet with velvet hangers, bluetooth speaker, fan, chimenea fireplace with complimentary wood and starter log for your first night. Additional wood can be purchased.

With only 3 units on our 3.5 acre property we have plenty of space around each unit. Our parking lot is private, off street, and is only accessible by us and our guests.

The trailer is located on the same property as the hosts home and studio. The hosts live on-site and will be reachable if guests need anything between 9am- 8pm.

The property is 10 miles from downtown, so it’s a quick drive or Uber to all the action in Austin. Want to head the other way, the property has easy access to the Texas Hill country. In 25 minutes you could be eating BBQ at The Salt Lick in Dripping springs.
There’s plenty to check out in the neighborhood too: Valentina’s Tex Mex BBQ, Indian Roller, Sam’s Town Point, or South Austin Beer Garden. Live outdoor music next door every weekend at The Armadillo Den.

Secure private off-street parking on-site or take a Lyft anywhere in town. (Do not use Uber. Their mapping to our location is incorrect)

Cancellation Policy & Date Changes:
We do not offer last minute date changes. We only accept date change requests or cancellations 30 days or more in advance of your booked stay.

Last minute cancellations forfeit all payments made. However, once you cancel we will do our best to rebook your dates with another guest.  If we are successful in rebooking, your cancelled booking may be used as a credit towards a future reservation.

Please be aware we do not offer refunds, date changes, or credits for future stays on last minute cancellations due to canceled flights or travel delays. We strongly recommend travelers insurance.

The maximum number of guests per unit is 2. If you arrive with more than 2 people your reservation will immediately be canceled.

The property and parking is for guests only. Up to 2 cars per unit allowed.

NO ANIMALS of any kind are allowed. The property is allergy free due to owner's family being highly allergic to animal hair, dander, feathers and the like. This poses a severe health hazard to host's family members and therefore there are no exceptions to this rule. You will not be allowed to check in, your reservation will be canceled and a $200 deep cleaning fee will be assessed.

Smoking, of any kind, allowed outdoors ONLY. No smoking inside. If smoking, of any kind, is suspected inside a $200 charge will be added to your stay.

We want you to enjoy your stay but please no parties, excessive noise or aggressive behavior. If you are disturbing us or any of our other guests we will ask you to leave without a refund.
