Nestled in Barbentane, between the charming locales of Avignon and Saint Rémy de Provence, this villa sits at the end of a serene cul-de-sac and offers scenic views of the "Montagnette" hill.



The villa's ground floor features an open kitchen connected to the air-conditioned dining room and living area. A French window grants access to the terrace. Additionally, three bedrooms complete the ground floor. Ascending to the first floor, you'll find attic rooms with comfortable heights, including an air-conditioned bedroom/playroom furnished with a sofa, TV, games, and books for children.



Outside, the enclosed garden includes a covered terrace with a table tennis table and a washing machine, along with another terrace shaded by a pergola. This area offers a barbecue and a picturesque view of the garden and pool. The private pool, measuring 10 m x 5 m with a depth of 1 m 40, is surrounded by sunbeds/deck chairs. The pool can also be enclosed with a removable fence. The summer kitchen provides direct pool access and provides convenience for outdoor cooking.



The villa is located on the outskirts of the village, in a residential area, 1 km from the shops. From here you visit Avignon and enjoy its festival in July, explore the Alpilles: Saint Remy de Provence, Les Baux de Provence and even discover the Camargue: Arles, Saintes Maries de la Mer.



Please note, the stairs to the first floor are quite steep, and you may encounter the owners' cat in the garden.
