Move freely from the well-equipped gym to the shower block, pool, saunas, and hot tub without ever needing to step outside, whether the gardens are bathed in sunshine or covered in snow.

The Spaces

Wellness: Private heated indoor pool, hot tub, multiple saunas, and a gym.

Business: A dedicated 4-desk coworking hub (with laser printer, scanner, and shredder), two kitchens, and multiple media equipped breakout rooms ideal for corporate offsites.

Privacy & Dogs: Secure, gated grounds with dog-friendly fencing, parking for 5-10 cars, plus an additional self-contained Annex.

The Experience
Sip your morning coffee to the sound of birdsong on the balcony while the dogs explore the large, securely fenced gardens. Plan your 2026 strategy in the coworking design studio, then break for pool badminton. Work out at your own pace before melting the tension away in the hot tub and saunas.

In the evening, create a feast in the chef’s kitchen, share laughs in the games lounge by the modern log burner, or choose from hundreds of movies in the 12-speaker Dolby Atmos cinema room with oversized furniture. A Sonos multi-zoned audio system and smart home lighting run throughout the villa, allowing you to seamlessly link rooms or provide different soundtracks for different moods.

The Location
Set in beautiful Lincolnshire countryside with fields in three directions, you are surrounded by nature and wildlife. Great dog walks start right outside the gates, and the village shops and train station are just a short walk away.

Take a short drive to rare year-round dog-friendly beaches, explore Barrow-upon-Humber’s Viking invader roots, or visit the spectacular Thornton Abbey monastery (ruined by Henry VIII in the 1530s) just three minutes down the road. If you visit in the winter, the famous grey seal pup colonies at Donna Nook are a must-see.

Aberfall is your exclusive venue to unwind, packed with the convenience and tech you need to either co-work or completely disconnect.

A couple of days before check in, a small security hold is not charged to your credit card, but is authorised. Details in the renters agreement. It is released a few days after check out.
Please do keep closed doors from pool to house and pool to gym to keep pool moisture from venting into house and gym. There are doors to the garden and the ceiling vents can easily be adjusted with the (control box 123) next to the pool room audio controls.
No food, drink or dogs in pool house, especially not glassware and bottles. If you use plastic and paper cups then drinks are ok for hot tub etc.
Close covers to pool and hot tub when not in use please. Plus that keeps the temperature and water level up.
Guest groups are responsible for all members using everything safely and sensibly and supervising that.
Please respect it like your friend's house, but also do feel welcome and make yourself at home. Aberfall is a home, and should provide almost all the incidental things you might need on hand during your stay.

As a guest of this villa, you'll find an indoor pool, a hot tub, a sauna, and a fitness center. Barbecue grills, an arcade/game room, and a garden are also featured at the family-friendly villa.
