To ensure a safe and enjoyable stay, Guest agrees to comply with the following House Rules. Breach of these rules constitutes a material breach of this Agreement and may result in immediate termination of the rental, forfeiture of all payments made, and the imposition of additional charges, including liquidated damages as set forth herein.

These amounts are agreed upon by the parties as reasonable estimates of the damages that would be incurred due to the violations and are not intended as penalties.

GENERAL
- QUIET HOURS: 9:00 PM – 8:00 AM. Please respect these hours. Loud music, gatherings, or disturbances during this time may result in immediate termination of your stay without refund.
- NO SMOKING/VAPING: No smoking or vaping inside or outside. Violations may result in a $1,000 ozone remediation fee.
- NO FURNITURE REARRANGEMENT: Do not move furniture, artwork, or electronics.
- SURVEILLANCE: This property has exterior security cameras and interior noise monitoring devices (sound level only, no recording of conversations). Tampering will result in a $1,000 fee per incident and cancellation without refund.
- EXCESSIVE CLEANING: Guest is responsible for any excessive cleaning requirements beyond normal use. Cleaning costs plus a $150 administrative fee may be charged.

OCCUPANCY LIMITS
- Maximum overnight guests: As stated in the reservation.
- No unregistered guests or visitors without prior written consent.
- Violations may result in immediate termination, loss of payments, and liquidated damages of $1,000 per unauthorized guest.

PET POLICY
- Pets are not allowed unless included in the reservation on the booking platform.
- Pets are not allowed on beds, furniture, or in the sauna/polar plunge areas.
- Pet waste must be properly disposed of immediately. We provide bags in the desk drawer adjacent to the breakfast nook. Waste bags should be put in the garbage bin at the upper terrace level.
- No pets unless pre-approved and included in your reservation.

- No parties, events, or gatherings are permitted without prior written approval.
- Maximum of 12 people on the Property at any time (including both registered guests and visitors).
- No outside vendors, caterers, food trucks, DJs, rental equipment, or commercial photography without prior approval.
- Violations may result in immediate termination and up to $5,000 in liquidated damages.
