Welcome to Big Beach Boutique; our large central house situated in the North Laines; the heart of Brighton. Designed to comfortably accommodate hen or stag groups, business guests or families; sleeps & dines up to 15 guests. The house is ideally situated in a quiet road; close to Brighton station and the funky North Laines with its shops, bars and restaurants and only a 15 minute walk to the pier and sea front. The house includes a penthouse champagne bar & garden, plus hair & make-up bar.
Our guests usually prefer to self check in using the code lock, the code will be sent to you two days prior to your trip date. Apart from this we are of course on hand if you need any assistance or have any questions. During your stay if you need anything please call our Property Manager; Arune.
You are situated near the funky and vibrant North Laines and only a 15 minute walk to the sea front and pier. You also have a Sainsburys supermarket at the end of your road so everything is extremely handy and near.
Guests have exclusive access to the entire house, apart from one locked cupboard off the lounge where we keep our linen.
Please note we keep the back door locked on the ground floor as we really like our neighbours and we want them to like us. But the large top roof terrace has furniture and is a very comfortable place to relax and socialise.
Our spacious and central townhouse is ideally situated in a quiet road (but very central), carefully designed with our guests enjoyment, relaxation in mind to make your trip to Brighton truly special.
You can walk to most places in Brighton in around 15 minutes or a short cab ride away.
Please note - This house is situated in a residential neighbourhood and parties are not permitted. We are a strict no noise policy after 11pm and our security company Consec carry out regular patrols. Any guests found breaking this rule will be warned and if the issue continues may be ejected from the property so please be aware.
This gorgeous four storey townhouse has a lovely, homely feel with everything to make your stay fabulous. Our aim is for our guests to feel at home so we have taken great care to make sure all the little details are right to make your stay in Brighton a special one.
The modern kitchen has all amenities including integrated washing machine and dish washer, plus a large fridge/freezer for your bubbly! If you are cooking at home you will find all the pans and crockery you need, plus the all-important tea and coffee is provided along with a Dolce Gusto coffee machine for those coffee aficionados. So, you can just walk in, sit down and relax.
Follow through to a fantastic open plan lounge with a super comfy leather chesterfield and two sofa beds (should you need them).
A huge 50” wall mounted TV, includes Netflix for all your box sets and movies for that chilled night in, we also have Amazon 'Alexa' linked to the music library.
The open plan entertainment space leads to the dining area with a huge industrial dining table with benches that can comfortably seat 15 diners.
There are four good sized double bedrooms with a total of 12 very comfortable single beds. Note in three rooms the beds can be zip linked together to provide a huge Queen sized double on request. Two of the bedrooms have a large en-suite bathroom attached with a shower and also have a balcony to the front. All bedrooms have large mirrors to help you get ready for that big night out! There is an additional spacious family bathroom on the first floor with a bath and shower.
In three of the bedrooms the beds can be zip linked together to make a gorgeously sumptuous king sized double, just ask your host on booking.
Our penthouse floor is another great entertaining space with a hair and makeup bar complete with hair dryers and 'Hollywood' make up mirrors, plus a small lounge area with a TV (and great views over Brighton). There is an additional sofa bed up here if you need it. This sunny and bright floor also has a large penthouse roof garden with champagne bar for those pre-evening drinks or summer yoga classes!
We can also offer unique pamper packages and additional services with our preferred pamper partners available on request...
- Private Chef; stunning seasonal food using fresh ingredients in a wide choice of regional styles from Mediterranean, Asian to Persian with the emphasis on fresh, delicious flavours.

The house is within a five minute walk from Brighton railway station and there is nearby parking at London Road car park in Providence Place.
All bed linen and towels are provided, plus basic toiletries. Smoking is not permitted anywhere inside the house. Two single beds can be zipped together to provide a queen size bed on request when you book.
Please note with weekend bookings we will require you to book both Friday and Saturday nights and we have a two night minimum stay.
Prior to your stay, we require you to complete a pre-arrival form and sign & agree to our rental conditions.
