Farmhouse Nestled in Vineyard on Lake Erie
Located in a private 130 acre vineyard. A serene, peaceful gem along the Chautauqua Co. Wine Trail. Beautiful farmhouse contains 2 entire residences, each with private entrances and porches. This listing is for one side. Built in 1865, beautifully remodeled and updated. 10 min drive to Dunkirk, Westfield and Fredonia, 20 min. drive to Chautauqua Lake and Lily Dale.
1 bedroom w/queen-size bed, 1 loft space w/queen futon, 1 single bed in the laundry area. Window AC in living room and bedrooms
Carriage house and barn located at entrance to property. Vacation rental is at the farmhouse located further up the driveway. The main house has two units. The rental unit is a modern one bedroom with a loft bedroom with its own large private deck with table and chairs, and two porches and lawn. While there is a tenant in thecarriage house, it is very private.
Parking for multiple cars, boats, Kayaks etc.
The farm has 1/2 mile of Lake front property to sit and watch sunsets. To access the beach, a state park is only 1/2 mile away for swimming or launching kayaks or boats.
Automated entry. Owner offsite but local manager is available for any emergencies.

There are walking trails on the 128 acres. You are free to walk the property. Walk through the vineyards and down to the creek in back. The property includes 1/4 mile of lake front to enjoy the sunsets.
Any illegal behavior is grounds for eviction. No one under age 21 may consume alcohol. No guest may provide alcohol to anyone under age 21. No parties are allowed. Written permission by the host is required for visitors. Grounds are monitored by video and there is a resident on the grounds living in the carriage house. Please be respectful of the resident in the carriage house. Guests not allowed in barn or carriage house.
