Luxury villa on a hilltop above Ventimiglia, close to the Italian/French border. The area shares the same micro-climate as the South of France and has similar weather to Nice or Menton. Winters are generally mild with cooling onshore breezes in the summer.

The villa is in a quiet residential area surrounded by state forest and protected valley. But it is just 10 minutes by car to the long sweeping beach at Vallecrosia and Ventimiglia and 15 minutes from the lidos and beach restaurants of Bordighera. It is about 30 minutes to the French side where some of the beaches (like Menton or Monaco) are covered in imported sand. Turning along the valley it is only 20 minutes drive from the house to Dolceacqua, made famous by Monet, and packed with restaurants. Or a little further to spectacular and often overlooked Ligurian hill villages like Isolabona, Apricale, Pigna and Bajardo.

Ventimiglia has an outstanding fruit and vegetable market in the centre of town. There is very good fashion shopping in San Remo and almost every local town and village has weekly markets where local farmers come to sell.

The villa has 6 air-conditioned double bedrooms, each with its own bathroom. There is a large formal living/dining area with a marble fireplace and a separate kitchen/family room that adjoins the pool area. The total living space is approximately 300 square meters spread over three floors. The house is set in 3000 metres of landscaped garden, with mature pine trees and palms as well as flower beds and citrus trees. All the rooms have spectacular outside views over the Mediterranean and more than 200km of French coast.

The house is arranged on three floors with two bedrooms and two bathrooms on each floor. There is a beautiful infinity pool outside the lower floor surrounded by extensive paving and lawns and a graveled courtyard, providing multiple areas for sitting, sunbathing or barbeques. There is a large outside table with seating for 12 as well as outside couches, sun lounges and other seating areas.

The top floor has one double and one twin bedroom, each with its own bathroom. Both bedrooms have french doors out onto a wide sunny balcony with unbelievable 270 degree views.

The main entrance floor has one double and one twin bedroom, each with its own bathroom. There is a formal entrance hall leading to the living room and dining area, with a marble fireplace and a pair of double doors onto the main balcony, again with staggering views.

The stairs to the lower floor lead to a bright modern kitchen and large family area with double doors leading out to the paved terrace and infinity pool. The two double bedrooms with their own bathrooms also have direct outside access to the pool area and courtyard. There is a shaded portico, a large paved area around the pool and several levels of lawn plus a sheltered graveled courtyard equipped with a five burner gas barbeque. This provides many areas for sitting in the sun or the shade, for dining al fresco or informal dining indoors with an outdoor feel.

There is luxury garden furniture including couches and sun lounges with two umbrellas plus a large gas barbeque and outside dining for 12. There is also an outdoor shower.

There is ample parking for 5 cars and there is wheelchair access from the parking area to the middle and lower floors (only one step).

Our prices include everything - final cleaning, linen and bath towels, gas (except for winter rentals), electricity and gas for the barbeque. There are no hidden extras when you arrive or when you leave.
