Step into this delightful 2-bedroom, 2.5-bathroom apartment nestled in the heart of Narrabundah. Modern space offers a comfortable living environment with a reverse cycle smart split system air condition, well-appointed bedrooms, including a master suite with an ensuite bathroom. The open-plan living area provides ample space for relaxation and entertainment.

BEDROOM:
The bedrooms have queen-sized beds topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The bathrooms have bathtubs and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple food selection for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The living room has a 50` smart TV that you can use to access your Netflix. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The parking garage accommodates one car; for additional parking, there is free street parking available.

Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.

Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Welcome to this spacious apartment located in Narrabundah, one of Canberra`s most sought-after suburbs. Situated in the well-positioned Lorient complex, this residence offers convenience at your doorstep. Within walking distance, you`ll find local shops, public transport options, and the Federal Golf Course. Additionally, indulge in boutique shopping and dining experiences just minutes away in the vibrant Kingston and Manuka precincts.

For those commuting by car or bus, enjoy a short journey to the Woden Town Centre and Canberra CBD. Experience the best of Canberra living with this centrally located and well-connected apartment.

Getting around from the apartment is convenient. You have the option of taking a bus from a nearby stop or using the nearby train station. Taxis or Uber are also available, with Uber being my personal favorite choice.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.

Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.

1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.

2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.

3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).

4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.

5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.

6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
