House Rules
- No parties, smoking, or vaping
- Dogs not allowed on sofas or upstairs
- No charging of EVs or scooters

Booking Policy
- Full payment is due 30 days before arrival and will be automatically charged to the card on file.
- If payment fails, it must be completed within 24 hours or the booking will be cancelled.
- Early payment is allowed (card fees up to 3% are non-refundable if cancelled).
- Guests are not required to pay a damage deposit in advance. However, we reserve the right to charge up to £200 per stay to the card on file in the event of any damage.

Cancellation Policy
- Full refund if cancelled 30+ days before arrival.
- 50% refund if cancelled 14–30 days before arrival.
- No refund if cancelled within 14 days of arrival.

• First things first, kick back and relax and enjoy our complimentary tea, coffee, hot chocolate & Welsh shortbread.

• Adjust heating via the thermostat on the living room wall.

• A CO2 fire extinguisher and fire blanket are located in the kitchen.

• A First Aid kit is located in the bathroom.

• Please be considerate to other residents in the street.

• Strictly no parties or events.

• No smoking or vaping inside the property. Please dispose of cigarette ends properly.

• Strictly no charging of E-vehicles and scooters, due to the volatility of the lithium batteries.

• No wedging open of the internal fire doors.

• Please inform the host immediately of any damages, however minor. Smoking, lost or taken items or unexpected or additional cleaning will be charged accordingly to the lead booker.

• No dogs are permitted on the settee or upstairs. Removal of per hairs, stains or damage will incure and additional cleaning fee.

• You`ll be staying in someone else’s property, so please treat it with care and respect.
