A luxury semi-detached house completely restored in 2011, located inside the Roccamare pinewood of Castiglione della Pescaia, famous Tuscan seaside town, whose private park is fully fenced and controlled by a keeper, and the beach is blue flagged (quality and clean sea). The house is surrounded by a private outdoor area of 2900 sqm bordered completely by a laurel hedge, and the beach can be reached in some minutes walking. Inside the garden there is a large gazebo, equipped with comfortable sofas, armchairs and a table for 10 people to relax in the shade, while reading a book or sipping a glass of wine. The House is surrounded by terraces equipped with sun beds and ombrellas. The covered porch, downstairs,  is also equipped with another table for 6 people. On two levels of the garden there are two showers with hot and cold water. The entrance of the property, separate from the other, is served by a covered shed for three cars.
This beautiful house, spread over on three floors, can sleep 12 people. It consists of 6 bedrooms  with en-suite bathrooms, a modern stylish living room area with fireplace, 2 fully equipped kitchens, one on the ground floor level, the other downstairs.
The main floor, which is accessed directly from the garden, consists of a large living area, furnished with comfortable sofas, a satellite TV, fireplace and dining table, a well equipped kitchen area, 2 bedrooms with ensuite bathrooms with shower and direct access to the outdoor area. A third bathroom, with tub, is accessible from the common part of the floor.
Upstairs there is a loft equipped with double bedroom, with en-suite bathroom with shower.
At the lower level, which is not a basement but it is opened on the garden on a whole side, there are two double bedrooms with ensuite bathrooms, a fully furnished and equipped kitchen and a living room with sofa. A third bedroom has direct access from the garden and is equipped with twin beds, as well as of course a private bathroom.
On the opposite side of the garden, there is a small courtyard, served by an elegant staircase with access to  laundry and ironing area.
Ideal accomodation for families with children or groups of friends who want to spend a pleasant and relaxing seaside holiday in one of the most exclusive areas of Tuscany: Roccamare.  Particular attention was paid to the safety of children for which all the stairs are protected by gates.
