Room was clean. No patio/balcony. No direct window. Very small for three people. We left after one night because of the lack of space. Also, more than one Sleep Mai in Chiang Mai. We wasted transportation fare being taken to the wrong Sleep Mai.

Rooms were clean and comfortable. Stocked the fridge with water daily. Breakfast was good. My kids were younger and didn’t enjoy the variety, but I am sure it is loved by the locals. All in all, good stay and worth the value.

We had an excellent 8 night stay in balcony connecting rooms. Very clean and comfortable with friendly reception staff, a lovely hot shower and crisp white linen. The location was superb. Down a quiet little lane but only a 2 minute walk to the old city moat/wall. It's surrounded by restaurants, bars and cafe's. It's a beautiful area around the moat. It was a 10 minute walk to the night market (daily one) and a 3 minute walk to the Sunday market. There are tuktuks and red taxi's constantly driving past the lane. Just pop your hand out and one will pull over. My only suggestion for improvement is the breakfast. There are constant staples - fresh fruit, toast, yoghurt, cornflakes, juice, coffee, water, rice, fried eggs, ham, local options and a great egg station (freshly cooked omelettes and scrambled eggs from 8-10am). There were always a few rotating options that weren't served in a warmer though (potato wedges, mini waffles etc.). These would be nicer warm. We got around it by asking the lady at the egg station to warm them back up in her pan for us. Overall a great stay and we would recommend it to others looking in this price range.

Sleep Mai was a decent stay but definitely needs work. Firstly, we were given a room on the ground floor right next to the hallway window where the trash is thrown out and stored. Sometimes housekeeping would leave that window cracked open which is just asking for roaches to enter. I’m sure it’s as issue too because I’ve seen huge roaches around the property and hotel staff put roach baits in the corners. Location is pretty weird too as their front lobby faces a narrow alleyway next to a motorbike rental lot. It’s stinks of gasoline during the day and the alleyway is so narrow that most tour vans and Grab cabs have trouble driving through or even finding the place. We had a tour van get lost trying to find Sleep Mai that one of the hotel employees had to guide us through their back alley to find the van parked on the next street over. While we were lead through their back alley, my gf stepped in a pile of poop which really dampened the rest of the day and the tour we paid for. Why would the staff even lead us through there. It was disgusting. I know these are things the hotel can’t really control since it’s really the surrounding area around the hotel that’s disgusting and inconvenient, but it definitely made the stay a little tense.

I booked the room with a balcony. It was small but very clean and cozy. The AC should be cooler but staff came and fixed it so it was working okay. The staff at the reception was very professional, helpful and smiling all the time. Breakfast was very basic with limited choices but given the price it was okay. All in all a nice place to stay for a short visit.
