On the ground floor: a fully equipped kitchen opens onto the dining room and living room. Also, a utility room with washing machine, tumble dryer and second refrigerator



Large south-facing windows provide access to a terrace overlooking the swimming pool, ideal for outdoor dining and relaxation moments.



On a mezzanine level, a floor lounge offers a reading or play area, as well as a sofa bed that can accommodate 2 additional people.



Upstairs, the villa includes 3 comfortable bedrooms:

•a bedroom with a 160 cm double bed,

•a bedroom with 2 single 90 cm beds,

•a spacious bedroom with a custom 200 cm bed with a private terrace providing direct access to the garden,

•a large bathroom (bathtub, shower, WC, double sink),

•an additional bathroom with WC.



Outside, the property features a superb private swimming pool measuring 12 x 6 m, with a flat bottom (1.50 m deep), secured by a fence and a keyed gate.



Around, a relaxation area awaits you with 6 sun loungers, parasols, garden furniture, large table, outdoor bench and charcoal barbecue.

Shops and services are 5 minutes away in Saint-Paul-Trois-Châteaux, and the Golf of the Drôme Provençale (9 holes) is located in the immediate vicinity.
