Nestled on highly sought after River Road in the heart of Concan, this gated compound includes 4 separate 2025 renovated retreats, each connected by white rock pathways. Lush gardens are tucked discreetly behind high privacy fencing with swaying palms trees and fragrant blossoms of tropical flowers overlooking distant mountain views.

Step under the white rock archway thorough ancient 300 year old Mexican wooden doors to paradise! Cool off in the crystal clear aquamarine swimming pool, with stunning cascading waterfall adorned with bougainvillea trellising down the rock wall. Take a lazy swim under the waterfalls wide arch and at night enjoy the underwater multi-colored pool lights.

Relax on elegant poolside furniture of white Tahitian cotton cushions and bask in the sunshine with plenty of zero gravity lounge chairs. Enjoy the alfresco lifestyle under the 40’ long white rock Cabana w/ smart TV, refrigerator, wet bar & bluetooth sound system. Outdoor shower, pool toys, charcoal grill, outdoor fire pit and poolside hammock. Custom wrought iron dining tables with white cushions & shade umbrellas offer sublime al fresco dining.

Agua Bonita captures the timeless allure of the Frio River. The ultimate in barefoot luxury, white rock pathways that lead to multiple cozy outdoor seating areas. The Compound
Agua Bonita is a 3 acre gated family compound that sleeps 28, with 7 bedrooms, 6 full baths, with waterfall pool & outdoor shower. Original artwork and custom designed furniture, the four separate retreats are:
Casa Piscina (Pool House) a large 3 bedroom, 3 full bath home with San Miguel de Allende vibes.
Casita Bonita is a romantic 1 bed/1 bath luxury oasis w/ vaulted ceilings, stucco walls, upscale furniture and french doors overlooking the pool, waterfall and skyline.
Casa Pequeña (Small House) is a 1 bed/1 bath white washed oasis with French doors, plantation shutters and extra large window overlooking mature trees and distant mountain top views.
El Vaquero (The Cowboy) is a Spanish style 2 bedroom, one bath Spanish style abode. Both bedrooms have their own relaxation lounges, vaulted ceilings, Saltillo tile and a complete full size 2nd kitchen.
2 Living Rooms
Two large, laid back living rooms offer comfy leather sofas, vaulted ceilings & smart TV's while Casa Grande has a cantera stone wood burning fireplace. Whiskey barrels & cedar tree posts provide fun indoor accents.
2 Kitchens
Chefs will love the stainless gas stove & appliances. Both Casa Grande and El Vaquero have easy flow kitchen's that are fully equipped and well stocked with everything you need to prepare family sized meals. Separate utility room off Casa Grande’s kitchen has a refrigerator & commercial grade washer/dryer. There's a total of 4 refrigerators for serious party goers.
5 Dining Areas
Four interior dining tables provide air conditioned seating options for all of of your family, while outside there's an additional 3 outdoor dining tables ~ 2 poolside~ perfect for al fresco dining!
7 Bedrooms
All bedrooms are large, spacious and each uniquely designed with upscale furnishings. Three bedrooms open directly to the poolside entertainment area and 2 open onto the private courtyard, while all bedrooms have exterior French doors leading to outside entertainment areas.
Casa Pascina - (Pool House) Master Bedroom
Midnight swim anyone? 3 steps to dive into the aquamarine swimming pool to cool off and then return to your private oasis. Each morning awaken to tropical flowers outside the french doors to your romantic Master Bedroom. Custom King size bed, armoire, chic accents and upscale bedding are all from Mexico. Ensuite bath has double sinks, large walk-in shower w/ 3 shower heads & bench seating.
Casa Pascina - Poolside Bedroom 2
Very large private family size retreat w/ custom queen bed, (2) twin bunk beds, lounge chairs & views of the pool from the bed. Just 3 steps from your bedroom to dive into the cool deep water pool. Lay in bed listening to the waterfall, or enjoy relaxing on your own poolside lounge chairs.
Casa Pascina - Bunk Room Bedroom 3
Cool lighting accents in the bunk room, w/ (2) sets twin bunk beds & (2) twin beds. Pretty white tile bathroom w/ wall niches & shower bench seat. Opens to the private courtyard.
Casita Bonita - (Guest House) Bedroom 4
Romance awaits those who sleep in this luxurious oasis with a sublime view of pool, waterfall and night sky. There's (2) dedicated outdoor lounge chairs just for Casita Bonitas guests. King size bed, upscale decor, vaulted ceiling & sophisticated furnishings. Spa-like bathroom w/ vessel sinks, stone counters & extra large walk-in tile shower for two.
Casa Pequeña - (Small House) Bedroom 5
Step thru French doors into a romantic, private, white-washed oasis that overlooks distant mountain views and mature trees through a large central window. This cozy get away has a King size bed, vaulted ceilings & wood floors with ensuite bathroom. A twin bunk bed is tucked into an alcove.
Casa Vaquero - (Cowboy House)
This cowboy themed retreat has a vaulted ceiling, 2nd full kitchen with Saltillo tile floors, bar with sturdy wrought iron bar stools, with large picture window overlooking trees and mountain tops. vaulted ceiling. There's a full bath with tile shower and saltillo tile floor. Four (4) sets of French doors and two (2) covered porches off each bedroom have comfortable outdoor furniture with dramatic night time lighting.
El Vaquero - Bedroom 6
This sultry bedroom has a king size bed, luxurious bedding, upscale furnishings and dramatic mood lighting. Designed for those serious about escaping the world and reconnecting with your partner.
El Vaquero - Bedroom 7
Upscale Tommy Bahama ensuite bedroom furnishings with massive four poster King size bed, with luxurious bedding and a twin bunk bed for additional guests. Open concept living room/dining room, with leather sofa, Texas sized relaxation chairs and dining table.
Super large front yard has circular driveway for all your trucks, trailers & tubes. Volleyball, corn hole, tether ball, bocce, horse shoes, darts, bikes, fire pit, & multiple wooden swings throughout the property. Cantera stone water fountain. Dramatic flicker lights add serious night time ambiance. Guests bring their own linens or we can provide for an additional fee. This private river escape is exceptional in every way.
