Welcome to Valley View!
Valley View is a charming, rustic oasis in the heart of Concan just minutes from the Frio River. When you arrive you will see the expansive front porch offering amazing hill country views as well as deer and bird watching. You will not want to miss the sunsets from your new favorite spot! Walking through the door will feel like entering a cozy mountain lodge complete with a custom stone fireplace and rustic charm throughout. Concrete floors, ceiling fans and ambient lighting are in every room. Beautiful cedar walls, granite counter tops and Texas style decor are welcoming and will make you feel at home.

Valley View offers plenty of seating with a large bar, breakfast/game table and a rustic leather-fringe dining table below an antique custom canoe light. The kitchen is stocked with the the essentials needed for your stay and has a large island for meal prepping and storage. Just off the kitchen you will find a spacious laundry room with a washer and dryer.

There are 2 large private bedrooms, one on each end of the house. Each bedroom has (1) queen bed and (1) double/double bunk bed (total of 3 beds per room) with a total of 6 beds for 12 guests. Each room has a full bathroom en-suite with granite counter tops and a glass, walk-in tile shower. You will have plenty of room to store your luggage and personal belongings in the large closets- (1) located in each room.

After a long day on the river, you can unwind by the iron fire pit. Enjoy star gazing and roasting s’mores, or cook over the open flame. In the grill area you will find several options for multiple styles of cooking. There is a regular charcoal grill, a kettle style ceramic charcoal grill and a smoker for slow cooking.

Located near the 2nd Frio river crossing, Valley View is in an excellent, central location off of River Road. Just minutes from the river, there are multiple access points for tubing and water fun. There are several stores and restaurants within a few miles of the house as well as House Pasture Cattle Company and Frio Valley Ranch Golf Course. Garner State Park is just 10 miles away!

Valley View offers the perfect summer getaway for enjoying everything the Frio River has to offer but is also a perfect fall and winter retreat for relaxing and getting away. Make Valley View you destination for any season!

LINENS:
Bedding is provided. There will be sheets, pillows and a blanket on each bed.

TOWELS:
We provide 12 Bath Towels, 12 Washcloths, and 4 Hand Towels. Please bring your own towels for the river/swimming.

We provide a few items to get you started- 1 travel-sized bottle of dish soap, 4 toilet paper rolls(2 per bathroom), 2 paper towels, 2 dishwasher pods, and 4 trash bags (2 inside and 2 outside). Please bring any additional you may need.

Family getaway.

Check in was smooth. Ac was not working responded quick but the property needs TLC ALOT!!! Everything is breaking toilets were leaking, dusty, BBQ not worth it. Red bench fell apart and no one was near it. For what you pay I would except beds made and there was no COFFEE grinder but the mint convince store came thorough. I will not be coming back oh and there is no corn hole it’s broken on arrival!!! Hence the TLC part!!! Location is the best part!!!

Overall a great place to stay. In the woods and nice and quiet. We stayed in the off season so it may not be so quiet during peak time. To make the place excellent I think a few extra finishes would have been nice. A couple of tide pods and some shampoo and conditioner. I few coffee k cups. I have stayed a tons of vrbos and these are staple items we brought our own wood. Overall a nice place. I know that they tell you ahead of time to bring these items but for the price per night I think they could afford it. Plenty of room and the rooms sit opposite of the house so that is nice.

Great location and property

We loved it! We came to celebrate my 40th birthday with friends. The river was too low to float which was a disappointment but we made the most of it by swimming at a water hole. The property was fantastic for a bigger group. We had plenty of room to grill and hangout on the patio. The house itself was clean and stocked with enough kitchen utensils for cooking. I do recommend bringing your own sponge and dish soap because there wasn’t a lot of supplies for that aspect of clean up. The overall stay was awesome and would recommend to others!!

The BEST stay in Concan for the fam

As always, we love staying here. This home is located in a private spot with ample room for outside cooking, outside activities with the family and much more. The owners take great care of this place and it is always so clean and comfy. We love getting to watch the deer in the morning and evenings. The fire pit is great for s'mores with the family. Hailey is absolutely amazing as well as Maggie. We will be staying again. I definitely recommend Valley View for a vacation getaway!

My parents, husband, and myself had the best time staying at Valley View during the solar eclipse! The property was clean, well equipped, and comfortable for the four of us. We especially enjoyed sitting on the front porch in the evenings and enjoying the peaceful grounds of the property. We would definitely return!

Great spot for Frio Valley Golf

Stayed for our daughter’s 2 day tournament in Concan, convenient location and house was cozy with a nice porch and view of the sunset. Short drive to the golf course was convenient.

Fun in the hill country!

Great location for viewing the eclipse. House worked well for us grandparents, parents, and grandkids. We had a great evening around the firepit eating hotdogs and smores. We did bring our own wood. There were a few areas where there were dust bunnies/cobwebs.

Great memories at Valley View

Amazing stay at Valley View. Very homey and roomy. Very sweet host. The deer were plentiful and beautiful. The view was a bonus. It was a short drive for river access. The amenities were reasonable and the expectations from host were reasonable.

Frio Stay!

I had to find last minute availability for our family, and we hit the right spot with this property! Commnication with host was amazing. She is very informative and answered all my questions in a timely manner! Cabin was clean, decorated great, and had all we needed in the heart if Concan! Great porch view of evening sunsets! Would definitely recommend for a family stay. We will book again!

Private and quiet home in concan

We had a good stay at Valley View. The house is spacious and has a nice view from the patio. It was a little dusty but overall pretty clean. We didn't like having to put our own sheets on the beds after a day of travel but otherwise the house was a good fit for our needs. Beds were comfortable, spacious closets, good bathrooms. It's a bit dark inside but overall a good place to stay!
