Les Lilas - COUCHES - Gîte

Martine and Jean-François welcome you to a charming, fully renovated 18th-century traditional farmhouse nestled on a south-facing hillside, offering panoramic views from its vantage point in the heart of a small, residential rural hamlet overlooking Couches. This picturesque medieval village, perfectly preserved and brimming with charm (both wine-growing and commercial), is a designated "Green Holiday Resort" and lies on the route of the ancient Roman road, the Via Agrippa. Couches boasts numerous amenities and an exceptional heritage (including the magnificent 13th-century castle of Queen Marguerite of Burgundy). Nestled in the gentle countryside of the Côtes Chalonnaises, within a protected ZNIEFF area renowned for its rich flora and fauna, and in a peaceful valley combining wooded meadows, idyllic vineyards, pastures, and forests, the village enjoys a magnificent, unspoiled, and utterly tranquil setting. The cottage offers excellent comfort and is exceptionally spacious. A warm, rustic charm enhanced by the character of the original building (stone fireplace mantel, magnificent stone corbel, exposed beams, period timber frame upstairs, etc.). A large, sunny gravel terrace adjoins a pleasant, enclosed, sloping garden of 300m² (apple, peach, pear, and cherry trees... with picking permitted / free "surplus" from the vegetable garden also available on occasion), complemented by a pétanque court, a swing, and an outdoor hot tub. Beautiful, unobstructed views of the surrounding countryside. Composition: Gîte adjoining the owner's house (completely independent). Wi-Fi (fiber optic). Electric heating + wood-burning stove. Ground floor: kitchen, living/dining room, separate WC. First floor: 2 bedrooms (one with a 160x200cm double bed and the other with a 140x190cm double bed), one with an en-suite shower room (shower/WC), a second shower room, and a separate WC. Terrace and enclosed garden (300m²) with an outdoor spa (4 seats available from early June to late September) and private parking. Petanque court and swing. Shops, including a small supermarket, are 1.5 km away. No overcrowding is permitted. Charming traditional 18th century farmhouse, fully restored, nestled on a well-maintained property - including an outdoor spa in season - within a residential hamlet overlooking the picturesque medieval and commercial town of Couches, a "Green Holiday Resort" (home to the sumptuous castle of the Queen of France, Marguerite of Burgundy, dating from the 13th century, or the seven menhirs of Epoigny, one of the most important megalithic sites in Burgundy / numerous amenities on site including a small supermarket). Nestled in the bucolic vineyards of Couchois, in the heart of the gentle rolling wine country of the Côtes Chalonnaises, a sublime preserved setting combining gentle meadows, vineyard slopes & beautiful wild forests, largely protected in various "Natura 2000 Zones" & ZNIEFF for its rich ecosystems, neighboring the sumptuous valley of Vaux ("the little Switzerland of Chalonnaise") and the famous "Val d'Or" & its renowned cru "Mercurey" (leader of the crus of the Côte Chalonnaise, one of the oldest AOCs in France), at the crossroads of the world-renowned vineyards of the Côtes de Beaune & Hautes Côtes de Beaune. An exceptionally privileged location on the Romanesque Churches circuit, the "Route des Grands Vins" (which extends into the renowned "Route des Grands Crus" passing through the legendary wine villages of Puligny-Montrachet, Pommard, Meursault, etc.) and various marked "green walks" (linked to a vast network of similar paths crisscrossing the region, for hiking or mountain biking), 700m from the GR137, 3km from the superb GRP "Au Fil des Vignobles et Vallées" (connected to the GR7, GR76 & GR137), 6.5km from the "EuroVelo 6" connected to the "Tour de Bourgogne à vélo" (running alongside the famous Canal du Centre, a navigable route to be explored by boat or on foot), approximately ten kilometers from two listed "Coup de cœur" cycling loops (routes of 24 & 18 km), 11km from the The "Morvan to Vineyards" Green Way, adjacent to the "Cycloroute71" (Saône-et-Loire cycling tour), includes 13 km of "The Vineyard Route" (a 36 km route through the vineyards of Burgundy's Grand Cru wines, among the most prestigious in the world) and 22 km of the renowned GTM mountain bike route (Great Crossing of the Southern Burgundy Massif). A prime location at the crossroads of the Chalonnais, Côte d'Or, Beaune, Autun regions, and the Morvan Regional Natural Park. Ideally located for exploring the region: 17 km from Le Creusot (renowned for the Combes amusement park / Le Creusot TGV train station 19 km away), 13 km from the spa town of Santenay, 13 km from the medieval town of Nolay (with a lake), 18 km from Chagny (famous for its Sunday morning gourmet market), 23 km from Givry, 25 km from Autun (a designated "City of Art and History"), 29 km from Chalon-sur-Saône (also a designated "City of Art and History"), 31 km from Beaune, and 49 km from the famous Gallo-Roman archaeological site of Bibracte, a designated "Grand Site de France". A comfortable base for a stay combining nature and vineyard exploration!
