Holcombe Beach and the South West Coast Path are 600m away, with beach and seawall walks to Teignmouth. Dartmoor is a short drive away. Perfect for families and friends seeking a relaxed Devon escape.
Guests have access to the entire house except for the garage.

Holcombe is a quaint village between the coastal towns of Dawlish and Teignmouth in South Devon. Known for its picturesque thatched cottages and vibrant floral displays during summer, it offers a serene retreat from busier locales. The village boasts two pubs: The Castle Inn, situated within the village, and The Smugglers Inn, located along the coast road. For beach enthusiasts, a 600m stroll down Smugglers Lane leads to a secluded Holcombe Beach beneath the cliffs, primarily frequented by locals. The beach is dog-friendly all year round on the left half of the beach (closest to the cottage).

• Avoid activities that might disturb the community, including loud music.
Keeping Noise Levels Low
• Please keep music and other sounds at a low volume, especially in the front garden and around the hot tub.
• Quiet hours are from 10:00 pm to 8:00 am to help maintain a peaceful environment for all.
Guest and Party Policy
• To ensure a comfortable and safe stay, only registered guests are allowed on the property.
• We kindly ask that no unauthorised parties or events take place.
Hot Tub Use
• For everyone’s safety, only plastic glasses should be used around the hot tub.
• Please follow any posted instructions to keep the hot tub clean and enjoyable for all guests.
Parking & Vehicles
• Please park considerately and do not reverse into or block neighbours’ driveways.
No Smoking or Vaping
• To keep the space fresh for all guests, smoking, vaping, and the use of any recreational drugs are not allowed anywhere on the property.
