The home was very clean, beds comfy, and towels fluffy. Nice hot water and recently updated showers. The location is great, especially if you have activities at the University of Dayton or downtown. Lots of great restaurants within 10 minutes from the home. The listing stated the unit had air conditioning, but the air conditioners were window units that were still stored in the closet. It was unusually hot for April during our stay, but we didn't have the option of turning on A/C to cool down after a long day. The kitchen could use more utensils and a toaster, and the bathroom could use a hair drier. Not much games/activities for kids; we were w/o, so ok.
The host was great and very responsive, but there were some things missing that are staple in units I've awarded 9s or 10s. I think the host is headed in the right direction and doing a great job. The host-provided binder also had inaccuracies and needs an update.
Final note - be advised that while some flooring is updated and solid, the non-updated flooring is 'old home squeaky/creaky'. If you're nostalgic for that, it's great, but if you are not, be aware. Oh, the bathroom floor tile is original (refurbished?) and gorgeous! The french doors and corner bedroom windows are eclectic and interesting, and there is typically a nice view overlooking the city from the southward-facing windows. It is a cool stay.

Overall, 8/10 in our opinion.
