This brand‑new lakefront home is thoughtfully designed for comfort, entertainment, and unforgettable memories. Guests enjoy a wide range of premium amenities, including:

WATER & RECREATION
- Private pier with dock – swim or fish directly from the pier (bring your own fishing gear)
- Kayaks and life vests available for all guests
- Jet skis, boat, and tubes available to rent (subject to approval and signed waiver)
- Putting green equipment (putters and golf balls) provided
Please note: Accessing the dock involves walking down a moderately sloped path and steps. Young children, older adults, or guests with limited mobility may require assistance.
INTERIOR LAYOUT

- Main level: Primary bedroom suite, powder room, dining area, living room, and kitchen
- Upper level: 4 bedrooms and 2 full bathrooms
Sleeping arrangements:
- 3 bedrooms with king beds
- 1 bedroom with a queen bed
- 1 bedroom with two bunk beds (one twin-over-twin and one twin-over-full)
Additional amenities include board games, an oversized chess set, and Roku TVs throughout the home. Guests may log into their own streaming accounts; all accounts are automatically reset at checkout.
GAME ROOM
The game room is located in the converted garage and is fully heated and cooled. It includes:

PETS
- Maximum of 2 dogs
- No aggressive or restricted breeds (e.g., pit bull breeds, Rottweilers)
- No oversized breeds (e.g., Alaskan Malamutes, Bull Mastiffs)
- Dogs must remain leashed outdoors (yard is not fenced)
Two dog crates are available in the conditioned garage/game room, along with dog bowls, waste bags, and a backyard disposal receptacle.
Pet fee: $75 per pet, per stay (covers additional cleaning and incidentals)
EXTERIOR LIVING

HOUSE RULES (Strictly Enforced)
- No unregistered guests, visitors, parties, or events
- Quiet hours: **10:00 PM – 7:00 AM**
- These rules are strictly enforced due to HOA regulations and security monitoring
- Violations may result in immediate reservation cancellation without refund and a $500 fine

** None of the cameras face any exterior common areas of the home
- Noise monitoring devices (Minut brand) are installed on the first floor and outside on the covered patio. These devices **only measure noise levels** and do not record audio or identify sources.
WILDLIFE & INSECTS
Due to the rural, lakefront setting, occasional encounters with wildlife or insects (such as ants, spiders, or mayflies) are normal, especially during warmer months. The home is professionally serviced for pest control, but sightings can still occur. Refunds or discounts are not provided for this reason.
Electric bug swatters are available in the laundry room closet. Please keep doors and windows closed whenever possible.
