Roycox Cottage is cooled via ducted air conditioning across the main living areas and Bedrooms 1 and 2, each also fitted with a ceiling fan. Bedroom 3 is equipped with a split system for year-round heating and cooling. The fireplace adds warmth to the living spaces during cooler months.

BNB Made Easy is a professional short-term rental property management company, so rest assured your stay at Roycox Cottage will be professionally managed, thoughtfully prepared, and easy to settle into. The cottage has an easy rhythm — heritage character in the bones, a fireplace as the natural gathering point, and a kitchen large enough to cook for the whole group. After a morning at the Dubbo Farmers' Markets, there's space to spread out your produce and put something proper together. Come evening, the backyard is quiet and the fireplace is ready.



THE LOCATION:

Roycox Cottage is two minutes from the Tamworth Street shopping strip, where an IGA, butcher, cafe, pharmacy, newsagency, and beautician cover most daily needs. The Orana Mall — Woolworths, Big W, JB Hi-Fi, Bed Bath N' Table, and more — is five minutes by car.



The Harvest cafe is a 750m walk for breakfast, with Blend Sixty-Six and You Galah close by. Victoria Park is an easy stroll for open-air time. The South Dubbo Tavern serves affordable, relaxed meals in a family-friendly setting with a playground.



The Shoyoen Japanese Garden at the Botanical Gardens is worth an afternoon, with an adventure playground alongside. Taronga Western Plains Zoo is a short drive west — open-range encounters, keeper talks, a waterpark, and the Zoo Cafe & Bar make it a full day. The Old Dubbo Gaol brings the region's history to life through theatrical tours and exhibitions.

FIREPLACE: This property has a fireplace that you are more than welcome to use if you wish. Instructions are in the home and also in your check-in details closer to your arrival. Firewood is not provided, however, there are several local providers or you can message us ahead of time and we can help you organise to have some available when you arrive.



CAMERAS: Please be advised that the property features two external security cameras — one at the front door and one on the front patio overseeing the driveway. These have been fitted around the property exterior.

It was great. However we book it due to it gaving a fire place. I was told fireplace would be cleaned prior to our visit. We could see any fire implements, however some were delicered after contacting
