On the ground floor, the spacious beamed sitting room is furnished in a traditional style with a leather Chesterfield suite centred around a large fireplace and cosy log burner. A pair of stained glass windows flanking the fire catch the afternoon sun. The modern, well-equipped kitchen-dining room opens through French doors directly onto a small private cottage garden — a lovely spot for morning coffee or an evening glass of wine. A second shower room with WC completes the ground floor. Upstairs, the double bedroom is a calm and comfortable retreat with a luxury pocket-sprung mattress and a well-appointed en-suite bathroom (bath only). There is a single sofa-bed available in the bedroom for more flexible sleeping arrangements, a £30 supplement will be required for extra linen.
Note, on the ground floor there are a three steps from the kitchen to the living area, and from living area to the ground floor shower room there are a further couple of steps.
Indoor Description
The kitchen-dining room includes an upright fridge-freezer, microwave, electric double oven and hob, and washer/dryer. Other equipment includes a toaster, kettle, cafetière, a variety of cookware, utensils, cutlery, crockery and glasses. There's a dining table with 4 chairs. Down three steps to the spacious living room with a wood-burner and TV.
Heating and electricity are included in the price. Storage heaters are fitted throughout the property and provide background ambient heat. The wood-burner adds to the cosy feel throughout. A basket of logs and kindling will be provided for the wood-burner.
Bed linen, duvets, blankets and towels are all provided — please bring your own beach towels if you plan to take them on day trips.
A small selection of non-perishable items such as tea, coffee, sugar, salt, pepper and a few herbs and spices may be available on arrival. Washing-up liquid and surface cleaner will be provided, along with one or two toilet rolls per toilet, and hand wash for each of basins. Tea towels in the kitchen.
Outdoor Description
Patio doors open from the dining area into the private enclosed garden. The garden is fenced all the way around with stock fencing, but we recommend that dogs should be supervised at all times - there are may countryside distractions! A bistro table and chairs are provided, it's a lovely spot for sitting out.
It's an easy walk along the river bank into the small town of Dulveron (less than 5 minutes on foot) where you'll find a selection of places to eat, a range of independent shops and a Co-op store.
Dulverton is often described as the southern gateway to Exmoor National Park. Straddling the Somerset and Devon border in a wooded valley where the River Barle meets the Exe. It's a thoroughly interesting small town. The surrounding landscape is extraordinary: open moorland, ancient woodland, deep river valleys and a dramatic coastline all within easy reach. Walking, cycling, wild swimming and riding are on the doorstep, along with the famous Tarr Steps clapper bridge and the deer-rich expanses of the high moor. Exmoor is one of the darkest sky reserves in England, and on a clear night the stargazing from this corner of Somerset is hard to beat.
Parking
Private off-road parking is available on the drive beside the property, just outside the garden gate
There is no EV charging facilities on site but there are two EV rapid charging stations nearby at Exmoor House Car Park in Dulverton.
Pets Description
Up to two well-behaved dogs are welcome. Please do not leave the dogs alone in the property at any time, and please do not allow pets on the furniture. There is a roller stair-gate at the top of the stairs to prevent dogs going into the bedroom. Some clean-up sacks are provided, please keep the premises clean. Please bring dog beds, towels etc.
Restricted mobility
Due to the steps on the ground floor and the bedroom being located upstairs, we suggest this property is not suitable for anyone with limited mobility.
