Area location was perfect near trams/buses. Quiet. Room was tiny with slanted ceiling so not suitable for a tall person, but adequate for me and my daughter. Shared bathroom.

Nice place and budget friendly!

We had a great stay, reception staff was very attentive to our needs. Place was clean, and we had quiet nights. Would stay there again. Breakfast was offered but we didn’t expect it to be. Price was right for our budget and that’s what was important to us.

The room was very small, different from what we saw in the pictures. One of the beds had stained sheets. It is self check-in, but they didn’t sent by room info in advanced, we were lucky that there was someone to ask, because there was almost no staff on the property. The bathroom was very small and had no space to put your belongings.

Worst experience I have had in many years. First, our toilet didn’t work - it gets no water flow - not a temporary issue. Rather than admitting this we spent the first night with waste stinking up the room and the rest of our stay using the shared toilet down the hall. Second, lights flickered and were literally falling out of the ceiling - had tape around one fixture that was an attempt to keep it on the ceiling at some point, felt very unsafe. Sheets had holes in them on both beds, aside from just pathetic quality of bedding to start. Mold growing in multiple places in the bathroom, tufts of hair in corners in bathroom and hall, stains on the walls. ZERO responsiveness to emails/voicemail. And to top it off, a stuffed animal was stolen from our room the last day which my son had purchased as a special souvenir.

Our family loved our stay at this wonderful property! It was easy and convenient with tram and bus stops nearby as well as many excellent restaurants and services. Edinburgh is magical and this house had real charm which added to our lovely stay. The only draw back is the WiFi was spotty. This can be a challenge when traveling because most cell plans charge by data use when going international. Having wifi at your hotel becomes crucial so you don’t use up all your data. Other than that everything was perfect! Thank you so much!
