COMPLEMENTARY AMENITIES
· We provide a starter pack of essentials including complimentary WiFi, Netflix, tea and coffee, soap, paper towels, toilet paper, and other basics to get you started. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
· Whether you want to unwind by the fireplace, cook a home-cooked meal, explore West Edmonton Mall, or simply enjoy the quiet streets of Jasper Park — this suite has everything you need. Once you stay with us, you'll feel like you're simply staying at a home of your own!
Guest access
You'll have full and private access to the entire suite during your stay, with your own completely separate private entrance and secure keyless self check-in — your door code will be provided after booking. You'll also enjoy full access to the fenced yard. This is an individual unit in a multi-family triplex, so while no spaces are shared, please be aware there is slight potential for noise from adjacent units. We've installed sound barriers between the floors and doors to ensure the best sleep possible. Please also note that other suites in the building may be short-term rentals, so there is a possibility that neighbouring guests may have pets.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.
‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.
RATES FOR PET FEES PER PET:
Nightly Rate: $30/night per pet
Weekly Rate: $150/week per pet
Monthly Rate: $300/month per pet
-The pet fee charges are not included in our advertised pricing and are charged separately after the booking is confirmed.
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
