IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
NOTES:
• The hot tub is currently out of service until Wednesday, June 24th, 2026.
• Construction Notice – Cloverdale Storm Sewer Upgrade EPCOR will be conducting stormwater infrastructure upgrades in the area from mid-April 2026 through approximately September 2026, with work hours Monday–Saturday, 7:00 a.m. to 7:00 p.m. There may be road closures and traffic disruptions on 97 and 98 Avenues between 95 and 96A Streets, including alley closures and reduced lanes. We apologize for any inconvenience and appreciate your patience during this necessary work.
PRE-ARRIVAL REQUIREMENTS (AFTER BOOKING)
To ensure a smooth and secure check-in, all guests must complete a short pre-arrival process after the booking is confirmed. This is managed through a secure third-party guest portal and helps protect both you and our home. This verified process keeps everything transparent and ensures a worry-free stay for both guests and hosts.
Here's what to expect:
STAY PROTECTION OPTIONS
To protect both our guests and the property, we offer two options prior to check-in:
· Damage Waiver ($50 CAD, non-refundable) — Covers accidental damage up to $700 CAD. No deposit hold on your credit card required.
OR
· Refundable Security Deposit ($700 CAD) — Pre-authorization only; collected 2 days before check-in and released automatically 5 days after checkout if there are no damages, missing items, or house rule violations.
Please note: a 2% payment processing fee is retained by our payment processor — this means the refunded amount will be $686 CAD rather than the full $700. This fee is charged by the processor and is outside of our control. If you cancel your reservation before the deposit is processed, you will not be charged this fee.
PLEASE NOTE: The damage waiver covers accidental damage only. It does not cover smoking, intentional or negligent damage, policy violations, or pet-related issues. Such costs may be charged separately. By booking, you confirm your agreement to these terms.
Rental agreement
· Confirms you've reviewed our house rules and terms, and helps us ensure all stays are safe, respectful, and covered.
ID verification
· A valid ID is required to verify the booking guest and ensure the safety and security of our home. This one-time step takes only a few minutes.
All pre-arrival steps must be completed before receiving your check-in instructions and door code.
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
