You will have private access to the entire home and its amenities, with the exception of a locked owner`s closet and the stand-alone garage. Enjoy seamless and secure self check-in with your unique keypad code.

Living Waters Lodge is perfectly situated inside the highly sought-after Coosawattee River Resort. You`ll enjoy the peace and privacy of a home perched directly on the river while being just a short drive from all the community`s fantastic amenities. The area is a paradise for nature lovers, offering scenic walking trails and the soothing sounds of the river.

Getting Around

The lodge feels secluded but is conveniently located just a 5-minute drive from the resort`s main gate and 10 minutes from the charming shops and restaurants of downtown Ellijay. A car is recommended for exploring the area.

* Important Trash Instructions:
Please place all bagged trash (absolutely no loose trash) inside the deck box and be sure to lock it securely. This is essential to prevent bears from getting in.

*AC Temperatures: In the Summer, please do not set the air lower than 69 degrees or it may result in the unit freezing up and breaking. You will be held responsible for all repairs of the system.

*Plumbing Care: Flush only toilet paper. No wipes or feminine products should be flushed due to our sensitive septic system. Please avoid disposing of food down the sink.

*Riverbank Preservation: Refrain from throwing stones into the river as they protect against erosion. Please do not move any of the rocks at the bank as well as in the river in the area we have created for the kids enjoyment.

*Noise Consideration: Adhere to the outdoor noise curfew of 10:00 pm-8:00 am to respect our neighbors` peace. Security may be called.

* Amenities Passes: Please place them back on their hook when you are done using or there will be a $50 fee if they are lost. Please ensure to adhere to the resort`s rules and guidelines to enjoy a seamless and enjoyable experience. We are not responsible or provide refunds if any of the amenities are not available at the time of your stay.

*Water Safety: Please be sure that children are supervised by the river and near the hot tub.

*Fishing License: Georgia law requires a fishing license for anyone over the age of 16. You can obtain one at the local Walmart close by.

*Smoking/Vaping: No smoking or vaping inside or on the deck. A $250 charge will be added if smoking is detected inside or if butts are left on the property.

* Cameras: No disabling, blocking, or tampering with the cameras or wifi. Your stay will be terminated without a refund.

🐾 Dog Rules at the Cabin

We’re happy to host your pups! Please follow these simple rules so everyone can enjoy their stay:
1. Limit: Max 3 dogs approved at booking.
2. Supervision: Dogs must be watched at all times. If left alone, they must be crated. You will need to provide your own crate.
3. Clean Up: Pick up after your dog inside and outside.
4. Furniture: No dogs on beds or couches. Bring your own dog bed or crate.
5. Noise: Keep barking to a minimum.
6. Leash: Dogs must stay on a leash outside of the fence.
7. Responsibility: You are responsible for any mess, damage, or disturbance.
8. Pet Fee: $75 per dog. Extra charges may apply for damage or extra cleaning.

Kayaks Available for Guest Use in the summer.
Enjoy complimentary use of our kayaks and explore the beautiful Coosawattee River during your stay!
Please Note: Kayak use is at your own risk. Guests assume full responsibility for their safety and are liable for any damage or lost equipment.

Please Note:
Guests are responsible for any lost or damaged equipment. If a kayak is lost or damaged, a replacement fee of $250 will apply for the adult ones and $150 for the youth ones. For a paddle, the replacement fee is $50. We appreciate your care and understanding!

Please do not stand on the railings on the balconies and always supervise children.

Wearing shoes/water shoes on the wood decks is recommended.


Play set Liability Waiver & Safety Guidelines

We are delighted to offer a playset for our younger guests, but to ensure everyone`s safety, please read and agree to the following terms before use:

Safety Guidelines:
1. Adult Supervision: Children must be supervised by an adult at all times while using the play set.
2. Age & Weight Limits:
- The playset is designed for children between 3-12 years of age.
- Fort Platforms:Maximum weight capacity is 800 lbs. total.
- Swing Belts:Maximum weight per swing is 225 lbs.
- Glider Swings:Maximum weight per child is 70 lbs (140 lbs. total).
- Slides & Climbing Features:Maximum weight limit of 150 lbs.
3. Proper Use:
- Children must sit in the center of swings with their full weight on the seat and should not stand or twist the swing chains.
- Always go down the slide feet-first, and never climb up the slide.
- Children should not crawl or climb on the roof or the outside of playset features.
- Do not use the play set when it is wet to prevent slipping.

Liability Waiver:
By using the playset, guests acknowledge the inherent risks associated with playground equipment and agree to the following:
- Guests assume all responsibility for supervising children and ensuring the playset is used properly and within the specified age and weight limits.
- The owners of Living Waters Lodge are not liable for any injuries or accidents that occur while using the playset.
- Guests use the play set at their own risk, and any damages caused by misuse will be the responsibility of the guest.


Rental Terms:

*Age Requirement: The primary guest must be at least 25 years old and may need to provide age verification. Responsibility for other guests and visitors falls to the primary guest. We do not permit sub-letting or parents renting on behalf of underage children.

* Off-site visitors are not permitted without prior authorization and are subject to $100 fee per guest.

*Damage Responsibility: Guests are financially accountable for any damage beyond normal wear and tear, including extraordinary cleaning needs or unauthorized media purchases. All tubes and outdoor games should be returned back to the shed when you are done using them please.

*Check-In/Out: Standard check-in is after 4:00 pm, and check-out is by 10:00 am. Unauthorized late check-outs will result in additional charges of 1 nights fee.

*Refunds: No refunds for early departures, late arrivals, or no-shows. No compensation for events out of our control, like weather or power outages.


*Hot Tub: If you request additional hot tub servicing during your stay, a $150 charge will apply. Keep the hot tub covered when not in use, and follow the provided safety guidelines. Please rinse off before entering the hot tub and do not go into the hot tub straight from the river or it will cause a smell to the hot tub water and will need to be drained which is a $200 charge. Please keep glass away from the hot tub.


*TV & Internet:

This lodge offers its guests a fitness center, barbecue grills, and a garden. The front desk is open around the clock.

This Ellijay lodge is smoke free.
