The Space:
Rosewood Tiny Home by Tiny Away, situated in the tranquil village of Federal, within the captivating Byron Shire, offers a unique experience near breathtaking waterfalls. What's more, we are just an hour's drive from the vibrant Gold Coast and its stunning beaches.

For those looking to explore, consider visiting Nightcap National Park and Minyon Falls Lookout for an adventurous getaway or attending the Byron Bay Bluesfest for some added excitement.

Positioned within our central paddock, vacationers can witness the ongoing spectacle of a flourishing syntropic food forest on the surrounding slopes. Ahead, stands an ancient Rosewood sentinel, which is a symbol of our commitment to nurturing and rejuvenating the land.

It's a cozy 139-square-foot tiny home with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste holding tank, a hand basin, and a gas-heated shower. Highest quality filtered spring water supplied directly to the Tiny Home.

IMPORTANT NOTE: Please advise that the tiny home is situated on the same level as another relocatable home building, so it's possible to see cars passing by. But rest assured, you won’t be disturbed during your stay.

Guest Access:
Guests will have access to the tiny house and its surroundings. However, access to other buildings on the property is limited, except in case of any issues in that area.

The Neighborhood:
Rosewood Tiny Home by Tiny Away in Federal is close to stunning beaches, only an hour from lively Gold Coast with Surfers Paradise, and just 23 minutes from eclectic Byron Bay, famous for whale watching starting in mid-June.

Our local area offers a variety of experiences for nature lovers and food enthusiasts. Nightcap National Park is a must-visit with its lush rainforests and the spectacular Minyon Falls, a waterfall that plunges more than 100 meters into a palm-shaded gorge. The park is perfect for hiking and bird-watching. Byron Bay offers surfing, shopping, and local cuisine, complemented by cultural highlights, including whale watching from mid-June.

For panoramic views and refreshing trails, the Minyon Falls Lookout provides a breathtaking glimpse of ancient rainforest and is an ideal spot for a picnic. Just an hour’s drive away, the Gold Coast awaits with its vibrant beaches and bustling attractions. Beyond Byron E-Bikes lets you explore the local area on two wheels.

Getting Around:
By car:

- Just a 15–20 minute drive from local towns including Mullumbimby, Bangalow, and Byron Bay.
- The property is accessible via a 2WD road.

By public transport:

- Public transport is not great, but there are private taxis in the area ( ask us for details), plus Uber car share.
- Bus services (a 20‑minute walk from Federal and Goonengerry) are available.

Other Things to Note:
IMPORTANT: We kindly request that no red meat (mammals) be cooked or consumed on the property. All preorder fees (e.g. massage, firewood, breakfast, pet fee) are to be paid directly to the land host upon arrival.

Kindly Respect Our Septic System

- $45 extra cleaning fee will be charged and paid directly to the land host if any misuse of the cassette toilet or overflowing
- To help protect our delicate septic system, please only flush toilet paper.

- The WiFi is accessible if you walk back up the road close to the big white building you pass on the way in, no password required
- In-house massage available. Massage: $130 an hour or $170 for 90 minutes. Call Anton ahead of time to book, and he will set up the massage table in the TINY HOUSE for the massage.
- Matches, kindling, firewood, and firestarter are provided at an extra cost $40
-We can provide organic eggs and bread for the guests to cook at an extra cost $25 for sourdough bread and eggs.

- Coal BBQ is available.
- No uninvited guests or visitors allowed
- Pets should be kept on a leash at all times
- Pets are welcome with prior notice for an additional $30 fee
- No smoking allowed inside, except in designated areas
- Telstra and Optus have good signals, and the rest have no signals
- Please note that this is a PET-FRIENDLY property, and pet policies will be sent prior to arrival
- We would like to advise guests that longer stays or later check-outs will incur an additional charge

- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilet and ensure a clean and fresh experience for all guests. We appreciate your understanding.

It saddens us to have to write a negative review but honesty is important: communications with both Tiny Away and the location contacts were terrible (slow, bot-like, unapologetic, or no response at all; although Bronwyn was lovely); the toilet didn't work (we had to go into town to use a public toilet because we didn't get any response or assistance from the location contact); the outside furniture was in disarray; the photos advertised did not reflect the property (not even sure it's the same property); and the foundations were about as stable as a caravan. The site has huge potential given the geographical location, and Tiny Away is a great concept, but both have a lot of room for improvement. Desperate to include something positive here: the views of the moonrise and sunrise were lovely, inside was clean, and the bed was comfortable.
