Fortezza Third floor

Apartment in a strategic position near the Santa Maria Novella station, on the third floor of an elegant historic building with a lift.
The apartment is located in a residential area of the historic center, near the Fortezza da Basso, very close to the tram stop.
It can accommodate up to eight people, ideal for families and groups of friends. It consists of a large equipped kitchen, a bright living area, two bathrooms with shower, four welcoming and spacious double bedrooms.
Air conditioning present in 3 of the 4 bedrooms; Wifi connection and private balcony.


Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).

The apartment is located in a restricted traffic zone. 

Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.

Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ​​allowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required  

As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature

Arrival between 22:00 and 00:00 is subject to 80 late arrival fee.
Arrival between 00:00 and 02:00 is subject to 100 late arrival fee.
Arrival between 20:00 and 22:00 is subject to 50 late arrival fee.

As a guest of this apartment, you'll find laundry facilities and an elevator. The front desk is open around the clock.
