I thoroughly enjoyed my stay here. The room was spacious, and the bed was incredibly comfortable. There’s a charming market and several restaurants just a short drive away. I would definitely stay here again. The staff was exceptionally friendly and welcoming.

Anything but swanky, but a very acceptable bargain

This is an old (and I do mean OLD) motel (motor inn?) I booked it by mistake. The on-site manager was very friendly and quickly remedied the problem we had with the TV in our room. Actually, she moved us to a different room, as the Internet connection in the room we were originally in was too weak. The room was very clean and the price was FAR below what others are in the area. With that being said, and I find myself amazed that I am saying this, I’d book it again if I was in the area. I usually stay in much swankier hotels, but with a clean room, a door that locked, and a good mattress……this was quite a bargain.

the property was cute. the owner was amazing and sweet. there wasn’t any electrical outlets in the bathroom and no mirror anywhere else- made it impossible to fix your hair unless you had your own. the location was perfect to a local coffee cafe and near the trails. great location

This is an older ground level, attached buildings no frills hotel. If you’re looking for a reasonably priced clean room with no bells and whistles with good space for 1 night or more this is perfect. The inn keeper Janice is very pleasant and always willing to help.

A basic motel of the kind not see too often these days. The rooms are well cared for and very clean. The manager is friendly and very helpful. She made some great suggestions about the area which made our trip to Franconia even better.

Room was a basic motel room that was exceptionally clean and the beds were comfortable. I think the owner is working hard to improve the property. The office was a bit hard to locate and the property’s street sign showed a different name and then “at Plain Kate’s” which was a bit confusing. It’s located on the main street in town with easy access to I-93.

I know this is a no-frills kind of place, but this might have been a bit overboard in that department for my liking. The property needs some love and tidying up because it looks run-down. The room was sufficient, but very drab and the bathroom was dingy. Would have been nice to have a simple fan or anything of some sort in the room to move some air around. It was warm and stuffy, and the flannel sheets didn't help with making for a pleasant night's sleep. It's really not ideal to have all the windows and doors open all the time as the only means of airflow, especially with very noisy neighbors with kids that we unfortunately got next to us. Could easily hear them through the walls. Just not much quiet or privacy. Booked it based on seemingly positive reviews and star rating, but not really sure how that's reflective of this property. Wasn't what I was hoping for or expecting at all. The towels were nice though.

Franconia is a tiny town. Both restaurants were closed on the Monday I stayed there. I chose this motel based on the price and being close to the Cannon Mountain Tramway and Mt. Washington Cog Railroad. The motel is old, and the room is basic. It is large and clean, with a comfortable king size bed, but lacks amenities. A refrigerator, but nothing else. As for the lack of AC, I opened the windows and doors, and the room cooled by 10:00 p.m., making for a good night’s sleep.

Room was clean, good sized and comfortable. Amenities were somewhat sparse; instant coffee, no ice available, bathroom lacked electrical outlets for wife’s dryer and flat iron. Overall, adequate.

Step back in time to this roadside motel! Decor Needs updates but for location it is great, close to Littleton and the Cannon Tram. Good hiking nearby. There isn’t much to see in Franconia but Littleton is adorable with shops and restaurants. Janice, The manager, Was very accommodating and personable.

I wish the room had a microwave, mini fridge and coffe maker just so i don't have to carry so many stuff from home lol but besides that i love this place , second year visiting and will continue to visit. Owner is very nice and makes you feel welcomed and checks on you to make sure you have everything you need. If you just want an affordable and safe place to sleep this is the place for you!

This is a no frills motel. But, the manager was great about accommodating some requests. She also had good recommendations on where to eat. It was very quiet and located 14 miles from Flume Gorge.
