Welcome to Seasons at Bear Lake, a comfortable four-bedroom townhome just steps from downtown Garden City. With nine beds and room for fourteen guests, this home offers an open main floor living space, a fully stocked kitchen, a king bedroom, and a fun upstairs game room with arcade cabinets. Walk to restaurants and shops, enjoy nearby pickleball courts, and reach beaches, the marina, and Beaver Mountain in minutes.

THE SPACE

Seasons Lane is a comfortable and well‑appointed townhome designed for families and groups who want easy access to everything in Garden City. With four bedrooms, three bathrooms, and nine total beds, the home offers plenty of space for up to fourteen guests to relax and enjoy their Bear Lake getaway.

The main floor features an open living area with cozy seating, a fully stocked kitchen, and a dining space perfect for gathering after a day at the lake. This level also includes a king bedroom, a full bathroom with a shower, a laundry area in the hallway, and access to the one car garage.

Upstairs, the master suite provides a private retreat with a king bed and an en suite bathroom with a shower. A second queen bedroom sits nearby, along with a bunk room that includes six twin beds arranged in three bunks. The game room adds a fun bonus space with two arcade cabinets, a television, and a pullout sofa bed for extra sleeping flexibility.

The home is located in a quiet townhome community just blocks from downtown Garden City. Restaurants, shops, and a grocery store are an easy walk away, and pickleball courts sit right across the street. Beaches, the marina, and Beaver Mountain Ski Resort are all within a short drive, making this a convenient home base for year‑round Bear Lake adventures.

GUEST ACCESS

Guests have full access to the entire townhome, including all four bedrooms, three bathrooms, the open main floor living area, the fully stocked kitchen, the dining room, the upstairs game room, and the laundry area in the hallway. You will also have access to the one car garage and the driveway for additional parking.

HOST INTERACTION

You’ll have complete privacy during your stay, but I’m always just a message away if you need recommendations, help with gear rentals, or tips for exploring the area.

NEIGHBORHOOD

Garden City is the heart of the Bear Lake experience, and staying on Seasons Lane puts you right in the middle of everything that makes this area special. The town is known for its friendly atmosphere, walkable streets, and iconic raspberry shakes that visitors make a point to try every summer. Local restaurants, shops, and the grocery store are all just a short stroll away, making it easy to grab a bite, pick up supplies, or explore the small‑town charm.

Bear Lake itself is the star of the area, famous for its bright turquoise water that looks almost unreal on sunny days. Beaches are only minutes from the townhome, offering space to swim, relax, or launch paddleboards and kayaks. The marina is close by for boat rentals and lake adventures, and the surrounding mountains provide endless opportunities for hiking, biking, and exploring.

Across the street from the home, you will find public pickleball courts, a favorite activity for families and groups. In the winter, Beaver Mountain Ski Resort is a quick drive up Logan Canyon, giving guests easy access to skiing and snowboarding without the crowds of larger resorts.

Seasons Lane offers a convenient home base for enjoying everything Garden City and Bear Lake have to offer, whether you are here for summer lake days, fall colors, or winter snow.

SPECIAL NOTES

- We require all guests to complete a guest verification form with ID upload prior to check‑in.
- This property shares walls with another home, while not usually a problem, it is possible you may hear noise from neighboring homes.
- For your safety and secure enjoyment, this property has exterior security cameras on front and rear entrances.
House Rules
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.


Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.


Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not use shared amenities outside of their posted allowed time frames.
7. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not respondible for damage, or costs incurred due to improper parking.


Check-In and Check-Out
1. The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2. Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
3. Standard check-in is any time after 4:00 PM
4. Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserve the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
7. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
8. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.


Pets
1. Pets are not allowed.


Caring for the Property
1. Do not leave vomit, blood, or feces in the apartment. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
2. Do not flush anything other than human waste and toilet paper down the toilet.
3. Do not put oil, grease, bones or any other non-water-soluble items down the drains.
4. Do not wash dishes in the bathroom sink.
5. Run the kitchen sink disposal every time food waste goes down the drain.
6. Plumbing repair costs will be passed on to the guest.
7. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
8. Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:
$50 - TV Remote
$75 - Amenities fob
$10 - Batteries from apartment devices such as door locks, remotes, smoke detectors, security devices, etc.
9. Do not burn candles, incense, or any other open flames.
10. Always lock the door. We want you and your things to be safe.
11. Do not place diapers or other garbage in the hallway or breezeway. Follow all apartment complex rules for garbage disposal.

This villa offers its guests barbecue grills and a garden. The front desk is open around the clock.
