Secluded Mountain Getaway with Hot tub and Views!

Kendall Brook Lodge is a beautiful, private, Vermont ski house located in Granville only 15 minutes from the ski slopes of Sugarbush Ski Resort and 10 minutes to Warren Village. This 4 bedroom, 2 bath property boasts breathtaking views from the large deck with brand new Nordic hot tub, BBQ grill, Solo Stove and plenty of Adirondack chair seating. The old wooden beams and rustic architecture along with plenty of natural light from the many windows gives this space a warm and cozy feel.

Please message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours.

Please note this house is in remote Granville Vermont where there are very limited resources. You may find basic grocery items at the Granville country store otherwise you will need to drive to the towns of Warren or Waitsfield. There is no cell service. Closest towns are as listed: Warren 10 minute drive, Waitsfield 20 minute drive, Rochester 15 minutes.

Entire house and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.

Snow tires and 4WD always advised in winter. Local plowing occurs when they can get to it that day. Please be understanding this is Vermont and conditions are unpredictable.

This home is pet friendly and there is a $100 fee PER pet per stay. The first fee will be collected via the booking medium and subsequent pet fees if necessary will need to be collected. Please reach out if you desire to bring more than two pets.

On the entry level you'll find a large mud room with plenty of space for skis, snowboards or other equipment as well as a ping pong table and beer fridge. Take the stairs to the main level and you're welcomed with an open floor plan including the living room, a full kitchen, and dining table area. This floor also features a full bathroom with walk in shower. Stairs lead from here to the final floor where you will find 4 bedrooms and another full bathroom with a tub/shower. There are three private bedrooms with 1 bed each ranging in size from full to king. The fourth bedroom is a bunk room with 4 twin beds, equipped with children play cushions and a TV. Outside there is also a picnic table available for use and private hiking trails that venture into the forest. Please note this property is in the remote town of Granville Vermont and has limited resources (See Neighborhood description) and you may need to drive to Waitsfield, Vermont (20 minutes drive) for certain grocery items.

Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the host or homeowner or listing company personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releases”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases or otherwise. WARNING: Use of or fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releases or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hot tub, swimming pool, hiking, climbing stairs or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Please also know that a hot tub may be serviced during your stay and there are sometimes instances where the hot tub may not function and this doesn’t warrant any refund above the hot tub fee. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

**If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $75 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.**

**If there is a local ordinance within the town you've booked in, guest must obey all rules set forth by the town. If these rules are broken and the town imposes fines, guest will be liable to pay all fines and additional costs determined by MRVRM."

**If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time and availability of such request.**

Perfectly nestled in the wooded mountains. Totally secluded, with no other visible houses, even in the winter. The layout and decor feels very modern, but comfortable; with a ski theme throughout. The kitchen is well equipped. This would be a perfect rental for a ski/snowboard trip as there’s plenty of room for gear and a great basement entrance to take your boots off. The hot tub seemed very well maintained and was ready upon our arrival. The star gazing from the tub was superb!

We really loved our late summer stay at the Kendall Brook Lodge in the beautiful Mad River Valley! It’s such a peaceful spot. The house is lovely, clean, and comfortable, with everything you need for a relaxing stay; the photos in the listing are very accurate. It’s extremely private and surrounded on all sides by trees and nature. We especially loved eating breakfast in the morning on the deck and stargazing in the hot tub at night. We spent ages just watching the hummingbirds and bees in the wildflowers out back. The beds are very comfortable, and plenty of linens/blankets/towels are provided. The kitchen is also well stocked; we were pleased to find nice quality pots and pans, which is rare in rental properties.We had originally booked a two night stay, but loved the house so much that we extended our stay for an extra night. We want to thank Colin & Mad River Valley Management for being awesome hosts, and we are definitely looking forward to a future visit to this lovely house!
