Agence Cocoonr/Book&Pay offers you this magnificent villa with sea view for up to 10 guests in Porticcio, just a few meters from the beaches and all amenities. It comprises a main house (130 m²) with 3 bedrooms, a living-dining room, a fitted kitchen and two shower rooms, and an apartment (50 m²) with 2 bedrooms, a living room, a fitted kitchen and a shower room. You'll also enjoy the private swimming pool and 2,500 m² garden. Bed linen and towels are included. We're waiting for you!

To celebrate Christmas as if you were at home and open your presents under the Christmas tree, we can provide you with a warm and cosy decoration in cosy colours to make your stay worthy of the occasion, at a price of 120€.

The villa is equipped with a modular clock regulating the use of air-conditioning in the bedrooms, functional between 11:00 pm and 8:00 am. The living areas are not air-conditioned.

The accommodation is composed as follows:

Main house:
- A large living room with fireplace, TV and wifi box, overlooking the pool on one side and the patio on the other, as well as a 90x200 sofa (one bed).
- An open-plan kitchen with oven, microwave, induction hob, kettle, deep fryer, food processor, fridge, American freezer, Nespresso coffee maker, dishwasher and wine glass set.
- Bedroom 1: A queen-size bed (160x200) overlooking the pool.
- Bedroom 2: One queen-size bed (160x200) overlooking the pool.
- Bedroom 3: Two single beds (90×200) that can be joined to form a king-size bed (180x200).
- Large bathroom with walk-in shower and toilet.
- A large bathroom with bath and WC.
The large living areas are equipped with natural air conditioning thanks to the large galandage bay windows.

The apartment:
- A living room with TV, opening onto the patio and a 90x200 sofa bed.
- Open-plan kitchen with induction hob, kettle, fridge, freezer and Nespresso coffee machine.
- Bedroom 4: One queen-size bed (160x200).
- Bedroom 5: Two single beds (90×200) that can be joined to form a king-size bed (180x200).
- Shower room with WC.
No air conditioning in the apartment but is sheltered from the heat.

Exterior:
- A private swimming pool (10m x 4m with alarm) surrounded by a large terrace opening onto sliding windows of around 50m² with furniture to enjoy the fine weather. The pool is unheated and open all year round (subject to weather conditions, opening dates non-contractual).
- A terrace of approx. 35m², also opening onto sliding doors.
- A beautiful garden of approx. 2,500 m².
- Laundry room with washing machine, drying rack, vacuum cleaner, ironing board and iron.
- A wood-fired BBQ area.
- Patio with garden table and chairs and two garden furniture sets.

Located in the heart of the seaside resort of Porticcio.
The villa is 50 METERS FROM THE BEACH. As well as all the restaurants, cafés, bars, shops etc...
The villa is a 10-minute drive from Ajaccio.

Transportation:
- You can park directly in the house's private parking lot (2 vehicles).
- Nearest airport: Ajaccio - Napoléon-Bonaparte is a 10-minute drive from the villa.

Other notes:
- The villa is equipped with a modular clock regulating the use of air-conditioning in the bedrooms, functional between 23:00 and 8:00.
- Bed linen and towels included. (beach towels can be hired from your local contact)
- Free Wifi (fiber optic).
- Pets are not allowed in the accommodation.
- The 50 m² apartment does not have air conditioning.
- Full baby equipment available on request from the concierge. Payment on site (90€).
- End-of-stay cleaning includes preparing the apartment for future visitors. Please leave in a clean and tidy condition and clean all appliances after use.
- All requests for arrival or departure outside the times indicated are subject to the availability of the person in charge of reception. An additional fee may be charged.
- A parent is responsible for children's swimming.
- Use of the fireplace is strictly forbidden
- A number of other services can be provided on site by the concierge service (car rental, home sports lessons, delivery of packed lunches, christmas decorations, etc.).
