Less than two hours from NYC, this cozy two-bedroom cottage is designed for slow mornings, peaceful afternoons, and evenings spent unwinding on the private deck overlooking the trees. Whether you’re here to hike, read, or simply reset, Hopewell Cottage offers a calm, grounded escape that feels both special and effortless.

Parking is available for up to two vehicles onsite. All vehicles must be parked in the driveway, otherwise the street will be blocked to passing vehicles.

★ THE NEIGHBORHOOD ★

Our home is nestled on a private road with only 4 residences. While peaceful, we do have neighbors within earshot. The road is 1 lane and must be taken slow. You may need to maneuver around another vehicle coming or going. No vehicles can be parked in the street as it blocks access to the neighborhood.

★ RENTAL CONTRACT ★

We have disclosed the terms of our Rental Contract in the Additional Rules section of the House Rules. This contract includes house rules, liability regarding on site activities, and fees for breaking rules. By booking this property you acknowledge that you have read, understand and agree to be bound by all terms, conditions, and policies in the Rental Contract.

★ DAMAGE PROTECTION ★

Instead of a security deposit, your stay includes a damage protection waiver, covering up to $2,000 in accidental damage during your visit. Please note that this applies only to accidental damage. Any intentional damage or violations of house rules will be charged to you in accordance with our rental agreement. Full details of the coverage will be shared after your booking is confirmed.

★ PET GUIDELINES ★

To help maintain the comfort and cleanliness of our home for all guests, we do not allow pets at this property.

Guests traveling with a service animal are welcome in accordance with applicable laws. For the safety and comfort of everyone, service animals must be properly trained and under the handler's control at all times. Please let us know in advance if you will be bringing a service animal so we can help ensure a smooth stay.

★ CHECK-OUT INSTRUCTIONS ★

Below are the check-out instructions we request at the end of each stay:

✔️ Leave washed dishes in the drying rack
✔️ Remove all food & drinks
✔️ Take trash and recycling to cans at the bottom of the private road (the trash must ride in your vehicle for about 15 seconds to this location)
✔️ If grill was used, please clean and return cover
✔️ Ensure windows are closed and doors are locked

It provides peace of mind by covering unexpected events such as trip cancellations, medical emergencies or lost belongings. ★ AIRBNB SERVICES ★

Please note we do not permit any Airbnb services or experiences on this property, including third-party bookings made through the Airbnb Experiences and Airbnb Services platforms.

Any guest who attempts to host or bring an Airbnb-related Service or Experience onto the premises without our prior written approval will have their reservation cancelled immediately, with no refund issues.

★ ADDITIONAL NOTES ★

✔ You must be 25 or older to rent this home
✔ Use of electric stove is allowed and must be monitored when in use. Only plug the stove into the wall, not a power strip, as this could cause the breaker to trip.
✔ We do not allow open flames indoors.
✔ Please note you're staying in a rural area, which means nature is all around! While we keep our homes well-maintained, it's not uncommon to cross paths with the occasional insect indoors or out.
✔ Please be aware we do not list the property as toddler or baby safe. While we work to create a safe space for all ages, be sure to watch children carefully at all times, especially near the fireplace and staircases.
✔ From time to time, routine services such as landscaping or pest control may require access to the exterior of the property. We do our best to schedule these visits to minimize any disruption, but we appreciate your understanding if they overlap with your stay.
✔ In the winter months, snow removal is scheduled as promptly as possible following snowfall, subject to vendor availability. Specific timing cannot be guaranteed. Guests are advised to exercise caution and be mindful of slippery conditions during winter weather.
✔ Please note this home has neighbors. Please respect quiet hours from 10PM - 8AM.
