Deluxe Ground Floor Condo #5 at Nautibeach - Poolside and Beachfront

Just a scenic 20-minute ferry ride from Cancún, Nautibeach Condos is perfectly situated on the north side of Isla Mujeres, directly on the island’s most famous beach, Playa Norte.

Condo #5 is a spacious two-bedroom, ground-floor unit ideally located just steps from the pool and beach. Both bedrooms feature king-size beds, and the second bedroom includes a convenient vanity with a small sink. The condo has one full bathroom.

The fully equipped kitchen includes a 4-burner electric cooktop, full-size oven, and refrigerator—perfect for preparing meals at home. There’s also a comfortable dining area and a cozy living room for relaxing after a day in the sun.

One of the standout features of this condo is its oversized private patio—twice the size of the upper-floor balconies—offering a peaceful setting to enjoy morning coffee or evening drinks while overlooking tropical gardens and a partial pool view.

Although this condo is not part of the on-site rental program, our private rental office is conveniently located just outside the Nautibeach entrance. Guests enjoy full access to all amenities, including the pool, beach, lounge chairs, and umbrellas. Our friendly staff is always available to assist you during your stay, and maid service is provided every other day.

Traveling with a larger group? We also offer Condo #6, which features an adjoining patio. For groups of more than four, the dividing planters can be removed to create one large shared outdoor space. For individual bookings, the patios remain private.

On-site, you’ll find Mayan Beach Club—a fantastic spot for breakfast, lunch, or dinner, and one of the island’s best locations for sunset views.

Plus, you’re just a pleasant 5-minute walk from downtown Isla Mujeres, where you can explore a vibrant mix of shops, restaurants, bars, and live local music.

MONEY
Isla restaurants, taxis and most stores operate on a cash-only basis. The best way to handle this, is to convert USD to pesos. You can either exchange USD to pesos at a money exchange downtown (you may need your passport), or get pesos by using your debit card at an ATM. There is an exchange place right at the ferry where you can exchange up to $990 USD per day without your passport. You will get a better exchange rate either way than if you exchange money at the airport or if you pay dollars directly at a store or restaurant. Prices for food and drinks here are similar to prices in the states.

It is best to tell your bank before you travel that you will be using your debit card in Mexico. As in the states or Canada, there has been some fraud from the ATM machines. If you use your ATM card, keep a close eye on your bank account when you return. It is recommended to change your ATM pin when you return home.

Helpful Information For Your Stay

1. This condo is not part of the Nautibeach Owner’s Rental Pool. For any questions or concerns, please go to our Rental Office where you checked in (located about 100 yards before the entrance to Nautibeach) or contact Katy at katy@nautibeachcondos.com.

2. In case of emergency, please notify the Administration Office or contact a guard for help.

3. In compliance of the law, Nautibeach Condos is a smoke-free facility indoors, on patios, around the pool, and on the beach. There is a smoking section under the little palapa in the front garden.

4. The pool, lounge chairs, umbrellas and tables around the pool and beach are for registered Nautibeach guests only (you are considered a registered guest). Per condo regulations, friends of guests are not allowed to use the pool, beach chairs, umbrellas, etc. at Nautibeach Condos. Also, for security measures, guests who are not staying at our condos are not allowed inside the condos.

5. Keep all windows and doors closed when running the AC to conserve electricity on this small island. Please turn off AC and lights when you are away as the condo will cool down in about 10 minutes upon your return.

6. Housekeeping every 2-3 days is included, but tips are much appreciated. Your housekeeper’s names are Rosa and Sandy. You will set up your cleanings in our Rental Office. Daily housekeeping is available at an extra cost.

7. Please do not leave dirty dishes in the sink or on the stove in between cleanings. We live in the tropics and that can attract bugs.

8. Be mindful about cleaning up messes or makeup with our white towels. We provide extra rags for cleaning up messes and makeup remover wipes for makeup. If there are excessive stains on the linens, you will be charged for the replacement of each item.

9. Please use bath and beach towels more than once to help conserve water and energy on the island. There are hooks on the back of the bathroom and bedroom doors for hanging towels.



10. Return beach towels to the condo as they belong to the condo. Do NOT leave them by the pool or on the beach. For fresh towels, leave the dirty ones in the condo to be exchanged. To help keep tract of our inventory, clean towels will only be left in exchange for dirty towels. There will be a charge of $50 USD for each missing towel.

11. For sanitary purposes, do not put suitcases on top of the beds - please use the suitcase stands provided.

12. Please use the purified water provided for drinking and cooking.

13. If your garbage can gets full, there are new bags under the sink and you can put your full garbage bag in the cans in the back hallway.

14. Nautibeach recycles plastic and aluminum. Place your rinsed plastic bottles and aluminum cans in the blue receptacles on each floor.

15.Our toilets accept toilet paper, but please be aware that excessive amounts may cause problems.

16. It is much appreciated to tip the guards (both the ones the help you set up your beach chairs and the ones that put them away at the end of the day, as well as any other staff that were helpful to you) - they will be very happy!

17. If you are with a group in various condos, DO NOT move items from one condo to another (especially kitchen items). Each condo is individually owned and the items in the condo belong to that specific condo.

18. The cats are friendly but they are not pets. Please keep the screen doors closed so they cannot enter the apartment. Please do not leave food for them in the hallway or on the patios as this will attract rodents and insects. You can feed them in the garden area.

19. Check-out time is at 11 am. Please leave the keys on the shelf above the TV and leave the door unlocked.

20. There is a $50 USD fee for lost keys to the condo and $50 USD fee for lost beach towels.

21. WiFi internet service is available throughout Nautibeach around the pool and beach. The password is: nautibeach2020. Each condo also has a private WiFi network to use at the condo. The password is on the modem.

This condo offers its guests a garden. The front desk is open around the clock.

This Isla Mujeres condo is smoke free.
