Linwood Cottage is a wonderfully cozy urban cottage situated in downtown Johnson City, TN, located about an hour from Asheville, Boone, and several Appalachian Trail trailheads. IT IS CURRENTLY THE CLOSEST WALKABLE WHOLE HOUSE TO DOWNTOWN JOHNSON CITY ON THIS SITE. A short drive will get you to some of the region's best outdoor activities. With an open layout, thoughtful design, and unbeatable location, you'll have a hard time leaving!

Linwood Cottage has 1,400 square feet of charming living space with three private bedrooms and two full baths completely reconstructed with an addition in 2024. Everything in the house is entirely brand new. You'll love the location, as this is the closest whole house walkable to downtown Johnson City on Airbnb! You can walk to the heart of downtown in 5 minutes - not having to worry about finding a parking spot. Outside, there is a spacious deck for entertaining and a firepit area with a cooking grill.

Living Room: features an Article sofa/loveseat and Chita swivel chair with enough room to seat 6. It's a great spot to lounge in front of the 65" Samsung Smart TV, giving you access to your subscription apps like Netflix, YouTubeTV, and Hulu.

Kitchen: the eat-in kitchen has granite countertops and stainless steel appliances. You will be on your own for groceries, but it is equipped with several spices, condiments, and olive oil to get you started. We come to the cottage about once a month and do our best to keep things stocked. If you use the last of something and feel inspired to replace it for the next guest, it is greatly appreciated. There is a Keurig coffee machine (you will need to provide your own KCups) and all the pots, pans, and utensils you need to prepare a nice meal are here for your use. This also includes a large Pottery Barn dining table, which easily seats 6 people for a memorable family meal.

Master Bedroom/Bathroom: relax in our beautiful West Elm king size bed with memory foam mattress and matching mid-century modern furniture to pay homage to the original part of the house built in 1945. There is a 43" Samsung Smart TV on the wall to stream the apps you subscribe to. There's also a roomy closet and an ensuite bath with a shower/tub, toilet and a 2-sink granite countertop vanity. Included is a small starter kit of shampoo/conditioner/shower gel/lotion.

2nd Bedroom: this room has a timeless, whitewashed Pottery Barn queen size bed with a memory foam mattress. It includes two matching nightstands and dresser. A 50" SmartTV allows you to stream your favorite subscriptions. The owner's closet is located in this room and is unavailable for guests to access.

3rd Bedroom: this room has a rustic Grain Wood king size bed with a memory foam mattress. It includes two matching nightstands, dresser, and sizeable closet. A 50" SmartTV allows you to stream your favorite subscriptions.

Guest Bathroom: acting as a guest bath in the main living area, this spacious bathroom contains a bathtub/shower, toilet, and a single sink vanity. Included is a small starter kit of shampoo/conditioner/shower gel/lotion.

Laundry Room: this room features brand new Whirlpool appliances. We provide a starter set of laundry pods to complete a couple loads during your stay. You will also find a first aid kit, fire extinguisher, and LED lanterns in case of a power outage, along with a selection of board games.

Outside: immediately outside of the back door leading out of the kitchen, you will step onto the deck with a heavy-duty cast aluminum dining set for 6 and a Weber Genesis propane grill for outdoor cooking. The fully-fenced, private backyard includes a stone firepit and seating area.

Parking: the asphalt driveway has 2 spaces available for parking. While street parking is currently allowed, we suggest trying your best to arrive with a maximum of 2 vehicles.

Neighborhood: one of the best attributes of Linwood is it's central location. Only a 5 minute walk to the heart of downtown, you can quickly reach your dinner/drinks/music destination without having to worry about finding a parking spot. Located only 1 block off Main Street, expect a heavier pedestrian presence if you're accustomed to suburban living. Despite it's urban location, it's safe and actually a very quiet street overall with a mix of owner-occupied, rental, and student housing. One of the "old school" neighborhoods of Johnson City, it still has the nostalgia of a walking postman to deliver the mail to your front door. ETSU, Johnson City Medical Center, and the VA Medical Center are all only a 5 minute drive away.

Garbage: Trash pickup is on Wednesdays. If you are staying or checking out on a Tuesday, please roll the trash bin(s) out to the street for Wednesday pickup and pull them back behind the driveway once they've been emptied.

- There are security cameras located on the exterior of the house pointed towards entrances, the driveway and the back yard. These cameras are actively recording at all times.
- Maximum occupancy is 6 guests total. If the guest count provided is inaccurate, the host reserves the right to charge an additional $250 per person per day.
- The property is strictly NO EVENTS unless explicitly given permission before your stay. Absolutely no bachelor or bachelorette parties.
- Pets are not permitted on the property due to an allergy within our family.
- Guests are not allowed to download paid videos/movies/sporting events, etc. through the Smart TVs. If a guest downloads something during the date/time they are at the home, the owner will send an invoice through the resolution center that will be required to be paid by the guest.

This cottage offers its guests barbecue grills and a garden. The front desk is open around the clock.
