As you pull into the gated entrance, with private parking, you are met with the imposing property of villa Astoria, along with a glimpse of the views to come through the landscaped grounds in the distance.
Set within expansive, well kept, private grounds with ample lawn, mature well-established shrubs and numerous fruit trees including fig, pomegranate, orange, lemon and lime.
This exclusive five-bedroom property, with three bathrooms, occupies one of the most desirable locations in Kefalonia, where is car is not required for those wanting to have all conveniences close by, from the sandy, blue flag beach of Ai Helis (450m), with its popular fish taverna overlooking the beach – a perfect place to enjoy lunch or drink from to escape the summer heat, to a number of local restaurants serving a variety of culinary delights, all within a 5 to 15 minute walk way, along with several bars to enjoy an evening cocktail or two in, plus an excellent Artisan Cakery (yes cakery!), two well stocked supermarkets and even the award-winning Sarris Winery all within a 20 minute stroll.

Inside, Astoria is spacious, fully air-conditioned and offers accommodation that flows effortlessly over several levels, creating additional privacy for sharing guests. Bright and appealing the open plan ground floor features a modern, well-equipped and Italian designed kitchen, an island breakfast bar, the double width fridge is ideal for both food storage and the essential drinks which will need to be regularly stocked up as you enjoy an afternoon beverage around the pool and grounds of the property. The living room, complete with 65” flat screen TV with inclusive channel package including sports, comes with impressive sliding doors leading onto the substantial outdoor terrace, complete with dining area and the barbecue section, compete with pizza oven for the enthusiasts.
A short staircase descends to the lower level where you will find two bedrooms, each with direct access to the garden and pool area for those who enjoy a morning swim before everyone else rises, plus a shower room, a few further steps down lead you to a utility area with washing machine, plus games room with table tennis.
Upstairs you will find a shower room plus two further bedrooms, each with patio doors leading to a delightful balcony with wonderful views, over the inviting pool, across the farmland and out across the Ionian sea.
The principal bedroom and en suite shower room is set on the top floor. The balcony which wraps around the top floor affords quite spectacular 270° views over the Ionian Sea, surrounding countryside, valleys, mountains and across to the island of Zakynthos.
Externally, Astoria is equally impressive with a large patio, dining area and various seating areas to enjoy. An impressive staircase sweeps down to the private swimming pool, which is undergoing renovations to extend to 10m x 5m from 2026, and lovely surrounding grounds.
