Sunrise Cottage! On open water Lake LBJ! Beautiful shade trees! Amazing view!

You will walk in and fall in love with the amazing view of Lake LBJ (Colorado arm). Our charming cottage is east facing and has large pecan trees to shade the upper deck of the boat dock from the afternoon heat and sun. Enjoy the swing that is down on the water. After using the BBQ grill, you can have dinner on the porch or the deck over the water. The side yard is a perfect spot to play our cornhole game.
Boat slip and jet ski lift are available for use. The boat lift is for a pontoon boat.
The Lily pad is also fun to pullout and use.

The cottage has 2 bedrooms, both with king size beds (both new mattresses). The larger of the 2 rooms has a TV/Dish.
The living room is spacious with a wall of windows facing the lake. It offers a 55" TV with Dish and Netflix (other apps too, so bring your passwords). There is also a new queen sleeper sofa in the living room.

One bathroom has a tub/shower. The second is a half bath.

Sunrise cottage also has a new washer/dry for your use. Bring your favorite detergent.

The fireplace is not for guest use.

The kitchen has an oven, microwave, and full size refrigerator. The coffee maker is a Keurig. There is also a toaster, blender and other kitchen items.

The maid service is certified by the America House Cleaners Association through the CDC for Covid-19/Infectious disease cleaning standards.

Great escape!

This house is a great getaway and in a perfect location. The view is amazing, the dock is a great hangout place, and there is plenty to do. The host is very responsive to messages and helpful. Would definitely recommend this house.

Perfect weekend getaway... wish we could've stayed longer!

Such a fun weekend getaway... great little cottage on the river... loved watching the sunrise every morning... how fun to watch the boats and jet skis up and down the river. Very comfortable for my husband and me, but plenty of room for 2-4 more people. Comfy beds, clean, all the amenities of a great VRBO... Loved the windows facing the water and the decks and dock were awesome. Would definitely love to visit again!

Last minute trip to the lake

We felt so lucky to find this adorable cottage on the lake at the last minute. I was very surprised that something so cute and affordable was available. My only advice to everyone is that the boat lift is a pontoon lift. If you have a ski boat, which we did, the lake is absolutely too rough in this narrow part to bumper your boat in the lift - especially in the peak season of summer. We were fortunate to have other family members staying a few houses down the street that had a ski boat lift where we could dock the boat safely. I think “Pontoon Lift” should be in the rental description for full disclosure. Otherwise, it was a phenomenal little rental.

Stunningly beautiful

I fell in love with the house as soon as I walked through the door! The view through the wall of windows is stunningly beautiful. The house is extremely clean, nicely decorated, and well-stocked. Master bed was comfortable. Air conditioner and water heater worked well. Lovely large deck. Property is nicely shaded by large, beautiful trees. That allowed us extra time to enjoy the outdoors during the hot temperature. Of note, there is a very large, beautiful VRBO next door (not much space between the houses). Therefore, your experience may be adversely affected by the quality of your neighbors as ours was.

Lovely Riverhouse Retreat

We've stayed at a number of rental properties across the U.S. and abroad and this was the cleanest property overall. The unit matches the description perfectly. We booked this a year ago for a family reunion to experience the April 2024 Total Eclipse; the owner was not greedy and did not price gouge us, and accommodated a request for an extra day. Upon arrival, we found a basket of Moon Pies, Sun Chips and Eclipse mints- a nice touch 😊 The deck was a wonderful location to observe the Total Eclipse. The outdoor patio furniture cushions had an external infestation of baby spiders, but that was a minor detail and no reflection on cleanliness (outdoor cushions+Texas Springtime= crawlies). The deck overlooking the river was a nice spot to chill; there is a lower deck for river access, but we did not use it. The river is a popular boating waterway, better suited for motorcraft than tubers. Nearby Marble Falls, Inks Lake and Longhorn Caverns an added plus. This is a very family friendly rental property! We intend to return.

Maintenance Man Stalker

I was very weirded out by the man who approached us while fishing that approached the upper doc in the back of the property. He stated he was responsible for watching over the property and lived out front. I’ve never been approached while renting from this type of platform. It gave us the creeps, we left a day early. We will not return.

Great Property With Amazing View

This property was in a great location shaded by beautiful trees. It had a boat slip with upper and lower fishing dock. The house was extremely clean with big open windows which made the view amazing! Would stay there again!

What a wonderful place to spend time with the people you love! Everything in the home was immaculate, and ready for you to start a relaxing vacation. Perfect location. We had a wonderful girls weekend on the lake. The home was a few easy steps to the water. We enjoyed floating on the lake all day. The deck was perfect to relax on in the evening. The view from the couch was amazing. The kitchen had all we needed to store food and make dinner. We would love to go again!

Enjoyed our stay. The property is gorgeous with a great view of the lake out of the floor to ceiling windows. The only draw back was that it only has one full bathroom. With five adults it takes a while to get ready.
