Villa on the Hill is a spacious, spotlessly clean, family-run guesthouse with 4 private en-suite bedrooms. Guests come for the location. They come back for the experience.

The entire second floor is yours — bright, spacious, and immaculately clean. Four bedrooms sleep up to 10 guests, each with its own private en-suite bathroom, air conditioning, and heating. The living room is a real highlight — guests always comment on how generous the space is, with a huge TV that has access to Netflix and YouTube (please note: accounts are not included, guests use their own). The terrace is another favourite, with views over the park and the neighbourhood below — perfect for morning coffee or evening drinks.

The kitchen is fully equipped with everything you need: stove, air fryer, fridge, dishwasher, kettle, washing machine, dryer, and all the utensils to cook comfortably. To welcome you, we provide salt, sugar, instant coffee, and tea — please note these are a one-time supply and are not replenished. Cooking oil is not provided; there's a supermarket just a short walk away for anything extra.

A new garden is currently being finished and will soon add a lovely outdoor retreat to the property.We're in the centre of Kutaisi, directly facing a large peaceful park — quiet and residential, but walkable to great restaurants, cafes, and the city's main sights. Bagrati Cathedral, the White Bridge, and the old city are all nearby. Gelati Monastery and Prometheus Cave are a short drive away.

Our family lives on the ground floor, so we're always close by if you need anything — but we give guests complete privacy and space upstairs. Think of us as hosts who are genuinely present without ever being in the way.

This home was built from scratch by our family. Every detail has been thought about, and cleanliness and comfort are something we take seriously — guests consistently mention it in their reviews.

Maximum 10 adults + 1 infant (up to 3 years old) — a cot is available on request
Luggage storage available before check-in and after check-out — just let us know
