The property is very clean, well organized and pretty roomy with a living area and separate bedroom. It is in a nice quiet residential area within walking distance of one famous shrine (Kinkaku-ji) but has a few lovely local shrines all around. Communication and directions were excellent. We loved it!

There was a moldy smell and it was very strong. But it did have a dryer which is uncommon in Japan. We ended up leaving early but it was really just the smell was too much. Honestly made the whole Kyoto experience feel sad.

This was a great place to stay in Kyoto. Lots of cafes nearby, along with convenience stores, a grocery store and bus stops. This was my first time visiting Japan and I really enjoyed my stay. The place was cozy and had everything I needed. I will definitely be back!

This place is a great stay, has everything you need in the room including cookware, dishes, a good amount of space. They have a lot of recommendations on restaurants and shopping and even have a manual in the room to show you how to use everything in the room.

Thé room had a washer and a dryer in the room that was easy to use. The kitchen had everything we needed to cook. There are two grocery stores nearby so we used the kitchen breakfast and most of our dinners. The air conditioner was efficient and cooled the room in the evening very quickly. This was a comfortable home base for our stay in Kyoto.

We used Ben's as a base for our Japan stay for two weeks(multiple nights in other cities). It was a clean and tidy traditional style room. The location was at a quiet area of Kyoto, but was convenient for travel into the centre of Kyoto and the station. Plenty of shops and dining nearby. The staff were friendly and helpful and we would happily stay there again.
