Decent location 1 minute walk from the Umekoji train station which is one stop to Kyoto, trains about every 15 minutes. In the immediate area is the Kyoto Railway museum which we found excellent, there is also a nice park, Kyoto aquarium and a Starbucks. Some OK dining options in the area. The hotel is quiet except for some train noise (not intrusive), clean and functional room, great firm beds, strong hot water and ubiquitous Japanese multifunction toilet seat, attached family mart downstairs. The staff were very polite and attentive. Buffet breakfast was a letdown mainly due to nearly the same offering every day (perhaps one different dish and soup alternated each day). It was also crowded, arriving after 7:30 meant a 15 minute wait. There was a guy making omelettes but wouldn't vary the offering e.g. adding cheese. After the 3rd day I couldn't face it again. If they fix the breakfast buffet this becomes a five star review

Nice hotel with good service and comfortable rooms. It's a bit out of the way from the major Kyoto sites - we had to take taxis or Ubers almost everywhere. Staff could be better at English - very minimal understanding of the language from most front desk staff (although this problem is common throughout Japan in the service sector). Starbucks and Family Mart (similar to 7-11) right next door.

Everything about this hotel was great. It’s a quiet area convenience store and Starbucks right next-door; train station just a minute walk. They have a washing machine room which really help me. The only problem I found was that their beds were a bit hard for me.
