The Layout

Harmony Hangout sleeps up to 12 across 4 bedrooms and 2.5 bathrooms. Each bedroom has its own colorful, distinct personality — a fun touch for kids and a peaceful one for adults after a full day of Poconos activities. A deep, modular sectional in the game room provides additional sleeping space for larger groups.

Living, Kitchen & Game Room

The main living area is built for the whole group — stylish, comfortable seating around the fireplace, with plenty of room to spread out. The kitchen is fully stocked with a drip coffee maker, Keurig, French press, popcorn machine, and stainless steel appliances, ready for big family meals in the adjoining dining room. Downstairs, the game room is the heart of the house: Xbox, a classic PlayStation, a disco-lit pool table, wall Connect Four, ring toss, and a karaoke machine — plus a massive 75" TV. Each bedroom has a TV too.

Outside

A brand new hot tub sits under the stars, ready for a soak any time of year. On cooler nights, gather around the fire pit for s'mores (firewood often available, but not guaranteed — it's easy to grab nearby). The backyard is peaceful and wooded, a quiet retreat after a day at the waterpark or hiking.

The Details

Bathrooms are stocked with Public Goods shampoo, conditioner, body wash, and lotion, plus ceramic ionic tourmaline hair dryers. Driving an EV? Plug into the NEMA 14-50R outlet right on the property (bring your own portable charger — message us with any questions). Fast WiFi throughout means everyone can stay connected, or fully unplug — your call.

The entire Harmony Hangout is yours for the length of your stay — all 4 bedrooms, the game room, kitchen, hot tub, fire pit, and backyard are exclusively for your group. The only exception is one small locked supply closet used for our cleaning and maintenance supplies.

Entry

Self check-in with a smartlock — your unique code will be sent before arrival. No keys, no lockbox, no need to coordinate timing with us. Please note that after 10pm, response times may be slow. It is advisable to arrive before then to allow for assistance, just in case.

Parking
Parking is available in the driveway and can accommodate 4 cars. There is no street parking.

★Pet fee: $150 per dog, only approved and pre-vetted dogs permitted. Please keep pets leashed outdoors, off furniture and beds, and clean up after them — damage, stains, or excess hair will result in additional charges.

What We Provide

Linens (bedding + towels), toiletries (shampoo, conditioner, body wash, hand soap, lotion), a fully stocked kitchen (dishware, glassware, cooking and serving utensils, blender, toaster), propane for the grill, a coffee bar (ground coffee, pods, creamer, sugar), basic cleaning supplies, and a starter supply of paper towels and toilet paper.

Groceries and cooking oil (we don't stock anything with an expiration date), aluminum foil, and firewood — often available, but not guaranteed. Easy to find at several spots nearby.

Booking Requirements

Please read our full house rules before booking. All guests are required to complete our rental agreement, attest to house rules, and provide a copy of a valid driver's license at the time of booking.

Pet Fee:

Pets- Only approved and pre-vetted dogs are allowed. Additional pet fee of $150 per dog applies and will be requested through the app. We ask that you be responsible for your pet`s behavior, keep them leashed while outdoors at all times, and keep them off the furniture and beds. Clean up after your pet, including waste in the yard. Any damage, stains, or excess hair left by pets will result in additional charges.

Please be aware of the following rules before booking:

~No Parties or Events- due to Airbnb`s anti-party policy, we have anti-party technology in place to prevent parties.

~No Smoking- Smoking is only permitted outdoors and please use receptacle provided for cigarette butts; do not throw them in the yard. Additional cleaning charges will be passed to guests that leave cigarette butts in the yard.

~Pets- Dogs are allowed with prior arrangements and a pet fee of $150 per dog. Please read through and agree to all house rules, including our dog policy and confirm you agree. You are responsible for your dogs behavior. Please clean up after your dog and do your best to keep them off the furniture. Please do not leave your dog at the house alone.

~Quiet Time- please go indoors before 10PM. We are located in a peaceful neighborhood of locals and we respect their peace.

~Amenities- We are located in an amenity-rich neighborhood, however many of these are reserved for local owners. Paid amenities (golf, restaurants, water park) are available for your use! Please do not attempt to enter the Lake Harmony Beach for Split Rock Residents.

~Wildlife- you will surely see many types of wildlife during your stay! Please keep your distance and give them respect. Feeding them is not good for their health and can be dangerous for you! Also please keep doors/screens closed once you go in or out so the wildlife does not come in and join you in bed later in the evening. They will come inside if you give them the chance!

~ Garbage- Please ensure garbage is never left outdoors as wildlife will rummage through it and make a mess. Bears to commonly roam the neighborhood and leaving garbage out will attract them! DO NOT use garbage cans that belong to the neighbors.

~Tampering with or covering security devices is a violation of house rules and is cause for termination of your stay.

~Hot tub- Please rinse off before entering the hot tub. Beauty products such as lotions and soaps can cause build up that requires additional cleaning. Please keep the cover on the hot tub when not in use, which keeps it at the desired temperature and clean. If excessive cleaning is required after your stay (e.g. drain and refill), the fees will be passed to guest.

~You must be at least 25 years old to book this home. You will be asked to provide a copy of your drivers license or identification shortly after booking.
