House Rules -
- Must sign rental upon booking.
- A $500 security hold will be placed 2 days prior to arrival and released 7 days after departure, if no damages are reported.
- No Smoking Anywhere inside the home. Smoking inside the property will result in a $250 remediation fee. Smoking is permitted outside on the balcony or parking lot.
- Profile photo must be clear and up to date with nothing obstructing your face.
- All guests with no reviews must have government identification and photos sent us prior to check in. We may choose to run a background check on guests with no reviews.
- The guest who booked the unit must check-in which is verified our security team failure to due so could lead to termination of the stay with no refund.
- Quiet Hours begin at 10 pm - 8 am.
- Check-in Anytime After 4 pm
- Check-out before 11 am
- Do not disrespect Neighbors
- If you have any needs or issues, you will message us or call us only. You will allow us to address any issues before a cancellation.
- No parties, events, birthdays, bachelor or bachelorette stays - this includes "social gatherings" of any definition or reason.
- Be courteous of your neighbors, above normal noises which is out of control and no refund will be given for cancellation.
- No Loud music
- Please follow check-in and out instructions
- All monthly stays are required to have 1 cleaning per month.
- There will be a minimum handling fee of $100, plus cost of shipping and packaging for anything you request being returned. Requests must be made with 5 days. Outside of 5 days, items may be donated at the sole discretion of the host.
- Do not burn candles, incense or any other open flames.
- Do not dye your hair in the sink, bathtub, shower, or on any furniture.
- Please do not flush feminine products, trash, or disposable wipes. Each occurrence will result in an additional charge of $125.
- Lock the door AT ALL TIMES. We want you and your things to be safe.
- If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back.
- We reserve the right to enter the unit if we determine there is an emergency issue.
- Lost TV, Fan, or AC remote control will result in a $100 Charge
- Do not physically touch the AC Units in the Ac closet. Touching or moving the AC units will result in a minimum fee of $250. (You may adjust the temperature with Ecobee Thermostat or ask us to help you.)
- Unapproved Late Check Out fees: Every 30 min after 11 am is an additional $75.
- For long term guests: Mail service not supported. All packages will be rejected. We suggest guests that require mail delivery set up a temporary mailbox at the UPS Store or USPS
- Do not have more guests than stated in your reservation - each extra guest up to the max occupancy will result in a charge of $50/day/guest over 2 years of age. Having a total number of people over the max occupancy is grounds for immediate termination of the reservation without refund.
- You will be present during the entire reservation. Reservations cannot be made on behalf of any other party unless expressly approved by us in writing. All communication regarding your reservation will only be made to the contact information associated with the profile that confirmed the reservation.
- Unapproved third-party reservations are subject to cancellation without refund and subject to a $1000 fee.
- No smoking, vaping, or use of marijuana at anytime anywhere on the property.
- We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
- Leaving an excessive mess will result in additional cleaning charge of $100.
- Tampering with any equipment such as doorbell camera, security panel, exterior cameras, smoke detectors, co2 detectors, and wifi is grounds for termination of the reservation without a refund.
- 24/7 Monitoring doorbell camera and security/emergency services by Ring.
