No pets allowed — no exceptions
$500 fee for any violation
Unauthorized animals may result in immediate removal without refund
Only legally recognized service animals are permitted and must be disclosed before booking


HOUSE RULES

No parties
Maximum occupancy: 6 guests
Unregistered guests: $100 per person, per night
No smoking indoors — $500 fine
Quiet hours: 10 PM – 7 AM
Children must be supervised at all times around the pool
Exterior security cameras are installed for guest safety

Check‑in: 4 PM (early check‑in may be available for a fee)
Check‑out: 11 AM (late check‑out may be available for a fee)
Unauthorized late check‑out fees:

POOL HEATING

Available for $100/day
3‑day minimum
Must be requested at least 24 hours in advance (48 hours in winter)
Pool typically reaches 80–90°F within 24–48 hours depending on weather


POOL MAINTENANCE

Weekly service every Friday between 9–11 AM
Technician enters through side gate only
Wind may cause natural debris in the pool
Additional cleanings available for $100
No refunds for weather‑related debris


SMOKING POLICY

No smoking or vaping indoors — $500 fine
Smoking permitted only on the patio
Please dispose of cigarette waste properly; damage to turf or surfaces may incur additional charges
Home includes advanced smoke detection sensors


REFUND POLICY

No refunds are provided after check‑in, including for optional amenities such as pool heating or additional services.


PROPERTY INSPECTION

The home is inspected after every stay.
Guests have 2 hours after check‑in to report any pre‑existing damage.
After that window, guests are responsible for unreported issues.
