Welcome to your custom-built home on 1.37 acres with thoughtfully designed living spaces for your private Catskills escape. Inside, this massive 6,000+ sq ft home is designed for groups, featuring 7 bedrooms, 17 beds (18+ guests), 3 living areas, and multiple dedicated workspaces with desks. The main level features a private primary suite with ensuite bath, walk-in closet, and deck access, plus a large dining room, eat-in kitchen, and a stunning living room with wood beams, a stone fireplace, and Smart TVs throughout. The fully equipped kitchen includes modern appliances, Keurig, kitchen island with seating, and ample prep space, while the basement offers a huge game room with a 65” TV, ping-pong, foosball, and additional lounge space. Central AC, heat, high-speed WiFi, laundry, and family-friendly amenities make it comfortable year-round.

Outside, enjoy a private pond, hot tub, fire pit, and large deck perfect for grilling, dining, and relaxing with scenic views. The property sits on 1.37 acres with a large yard, long private driveway, and plenty of parking, giving your group space, privacy, and a true Catskills escape in every season. Check-in is at 4PM and check-out is at 10AM. Early check-in or late check-out can be requested at any time, but approval can only be confirmed one day before arrival or departure. There is a $35 fee per hour for early check-in or late check-out. Unauthorized early check-in or late check-out is a $300 penalty. You will have access to the entire house except the garage and a few locked storage closets.

This home is located in the beautiful Sullivan County Catskills. This is a peaceful area surrounded by nature, lakes, and outdoor adventures. You’ll be just 20 minutes from Bethel Woods Center for the Arts, 20 minutes from Resorts World Catskills Casino, and 20 minutes from Holiday Mountain Ski & Fun Park. Visit Monticello Raceway, Kartrite Indoor Waterpark, or spend the day boating and fishing on Lake Superior State Park.


Local restaurants, shops, and grocery stores are all within a 5–10 minute drive. Whether you’re exploring hiking trails in the Neversink Gorge, golfing at Tarry Brae, or enjoying summer concerts, everything is close and convenient — yet your private property remains a serene escape from it all.

The home is best accessed by car and offers driveway parking for up to 7 vehicles. The garage is off-limits. Major nearby highways include Route 17 and Route 52 for easy access to local attractions. Ride-share apps like Uber and Lyft are available but limited in rural areas, so having a car is recommended. Stewart International Airport (SWF) is approximately 1 hour away, while NYC is about a 2-hour drive.

You are staying in a friendly and peaceful area, and we kindly ask that you respect the community, the environment, and your neighbors. Quiet Hours are in place from 9pm - 9am, and parties or events are strictly prohibited. Stairs are required to reach some bedrooms and major areas of the home. The driveway fits 7 cars; guests should not park on the road. The garage and some locked storage cabinets are off limits.

Groups are welcome, but all guests must be registered. The home’s maximum capacity is 18 registered guests. Inquire about additional beds if needed. All guests are subject to additional screening and a security deposit. No smoking in the house; there is a $500 penalty for violation. Pre-approved house-trained pets are allowed with an extra $50 cleaning fee per stay.

Our property is nestled within the serene embrace of the Catskill Mountains, offering guests an authentic experience of being close to nature. It is inherent to this natural setting that wildlife and various insects are present as part of the ecosystem. While we maintain routine pest control measures on both the exterior and interior of the property, we cannot guarantee the complete absence of wildlife or pests.

Guests may encounter various forms of insects, both living and deceased, including but not limited to spiders, ants, wasps, and other regional fauna. The presence of these creatures is a normal part of life in a forested area and should not be interpreted as a sign of neglect or lack of cleanliness in the home.

Upon arrival, should you notice any damage or anything broken, please advise the host as soon as possible so that immediate repair arrangements can be made. Any unreported damage will result in damage fees, automatic cancellation of your reservation, and reporting to Airbnb.
HOUSE RULES: Guest agrees to maintain the Property in good condition and comply with all applicable laws. Guest is responsible for the actions of all occupants and visitors. The following rules apply:

NO PARTIES OR EVENTS: Parties, events, or loud music are strictly prohibited. Violations will result in a $500 fee and immediate eviction without refund.

QUIET HOURS: Quiet hours are from 9:00 PM to 9:00 AM. Excessive noise at any time may result in a $500 fee and eviction.

NO SMOKING: Smoking is not permitted inside the Property or in any enclosed areas. Violations will result in a $500 cleaning fee.

POOL/HOT TUB USE (IF APPLICABLE): Use of the pool or hot tub is at Guest’s own risk. No diving is permitted. Use is limited to registered guests only. Children must be supervised by a responsible adult at all times.

CARE OF PROPERTY: Guest agrees to promptly report any maintenance or safety issues. Do not tamper with unauthorized equipment. Furniture, décor, and equipment must not be moved or rearranged without prior written approval. Unauthorized movement of furniture will result in a $250 fee.

CLEANING: Basic cleaning is included. Excessive cleaning beyond normal use will be charged to the security deposit. Additional mid-stay cleaning is available upon request for a fee.

AMENITIES: A starter supply of toiletries, paper products, and detergents is provided to help you settle in comfortably. If you`re traveling with a larger group or staying for an extended period, you may wish to pick up a few extra essentials during your stay. We’re also happy to restock items for you—just let us know in advance and we can arrange it for a fee.

LOST KEYS: Lost keys or access devices will incur a $300 replacement fee.

PHOTOGRAPHY/COMMERCIAL USE: The Property is for residential vacation use only. No commercial photography, filming, or events without written approval.

CHECK-OUT PROCEDURES: Departure is required by 10:00 AM. Return furniture to original positions, empty trash, remove food from refrigerator and cabinets, load and start dishwasher, and place used linens and towels in the laundry area.

MAINTENANCE AND REPAIRS: The Management Company will address reported issues promptly but does not guarantee all equipment will function perfectly at all times. No refunds or adjustments will be made for appliance or equipment failures.

FORCE MAJEURE: The Management Company is not responsible for events beyond its control (e.g., weather, utility outages, construction, or pandemics). No refunds will be issued for such interruptions.
