Villa Bea is situated atop a hill in a panoramic position, surrounded by the stunning Umbrian countryside, and just a few km from Lisciano Niccone. The property boasts a well-maintained, fenced private garden with lawn, flowers, and private parking for 6 cars.

The outdoor spaces also include a large panoramic terrace, furnished with sofas, barbecue, and a dining table for 10 people, ideal for enjoying alfresco meals while immersed in nature.

Guests also have access to a private heated pool (6 x 12 m, depth ranging from 120 to 240 cm), open from April to October, and equipped with sun loungers, parasols, and an outdoor shower. The pool can be heated at an additional cost (based on consumption, payable on-site).

Next to the pool, there is an elegant stone gazebo, furnished with comfortable sofas, the perfect place to relax while enjoy a good glass of wine in complete tranquility.



Internal Description



Spread over 2 floors, Villa Bea is made up of two separate apartments, each with an independent entrance. The entire property can accommodate up to 10 people, featuring 5 bedrooms and 4 bathrooms.

Internet Wifi is included. All windows have mosquito nets. A baby cot and high chair are available upon request. Pets are allowed upon request for an extra fee (maximum 1 pet).



Apartment 1: The first apartment is located on the ground floor and includes a bright living area with dining table, tv, sofa, and a small equipped kitchen. From the living room, a few steps lead to the sleeping area, which consists of 1 double bedroom (with a French door facing the pool) and 1 twin bedroom. There are also 2 full bathrooms: one with shower and the other with bathtub and shower.

Additionally, there is a laundry room and a toilet (with sink), available for use by guests who are in the pool.



Apartment 2: The second apartment is located on the first floor, accessed via an external staircase. Upon entry, guests are welcomed by a spacious living area with sofa, armchairs, tv, dining table, and an equipped kitchen with direct access to the large panoramic terrace.

Following there are 2 double bedrooms, 1 twin bedroom, a bathroom with shower, and a bathroom with bathtub.

Prices and conditions



Included in the price: Utilities (water, gas, electricity except heating); Internet Wifi; house, garden and pool maintenance.



Excluded from the price: Final cleaning (500.00€); extra cleaning (25.00€ per hour); heating on consumption during winter months; pool heating on consumption (to be paid locally); pets allowed on request (maximum 1 pet – 100.00€/pet). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).



Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.

As a guest of this villa, you'll find a garden and laundry facilities. The front desk is open around the clock.
