Charming 3-bedroom chalet in marvelous Livingston Manor with a majestic Stream

Indoor and outdoor fun awaits guests throughout the year. If you don't plan on getting outdoors, then there is plenty of room for all to gather and sit in our spacious house for some board games, TV time, shuffle board, or your favorite classic video game.

Multiple areas throughout this chalet and property where you can hang as a group or just relax with your partner in privacy. The loft functions as the main bedroom featuring a king bed along with a complete living room and workspace setup, all with the spectacular A-frame feel and views. The lower level consists of a 75" smart TV, multiple sectional couches (one being a pull-out queen bed), shuffle board, gaming table, etc. Basically and all around playground for adults. The 1st floor consisting of our formal living area with ample sitting areas, a dining table and Pre-Way wood burning fire place, as well as two bedrooms with queen size beds. Front and rear decks accomodate additonal hangout spaces with seating for all. Fire pit for year round smores.

Mealtimes are a joyous affair at The Majestic A-frame. Prepare delicious meals in our well-equipped kitchen and come together with seating for all, outdoors or indoors. Whether it's a hearty breakfast or a sumptuous dinner, this space encourages lively conversations, shared experiences, and a sense of togetherness that nourishes both body and soul.

As the evening unfolds, gather around our cozy firepit and savor the simple pleasure of toasting s'mores. Share stories, laughter, and warmth as you create cherished moments under the starry night sky.

Best part of this property is the hammock on the stream. Our lighted pathway allows for day or night access and enjoyment of this area.

Please note that the price per night is based on accommodating up to 6 guests. We have one queen size sofa bed that can accommodate 2 more guests. However, please be aware that the house can only accommodate a maximum of 6-8 guests, with an additional charge of $35 per person for any guests exceeding 6 persons.

Additionally, guests must be at least 21 years old to book this property.

WOOD FLOORING:
Please limit the use of rolling suitcases along the wood floor as it is very soft wood and could damage easily.

CHILDREN:
This property is not suitable for very young children, as it is not child proof, open stairs, loft, and there is a stream running through the property.

WELL WATER:
Please note that well water is drinkable in the Catskills. Our well and tank are new.

FIRE PLACE:
Follow rules posted in House guest book and next to fireplace.

WILD LIFE:
Keep in mind, upstate, New York you may see various types of wildlife such as, racoons, deer, snakes, beavers, bears, etc... Please don't feed the wildlife. Bugs are all year long

PEST CONTROL:
During winter season -
Cold temperatures cause mice to seek warm places (upstate NY fact). We do our best in regards to pest control, but you never know if a critter is going to find it's way in. We are always checking to see any evidence of home entry and then find and close any possible holes and set traps.

During the fall season -
We set ant bait traps during the fall season.

We expect our guests to do their part during a stay and clean up any food and crumbs.

This chalet offers its guests laundry facilities. The front desk is open around the clock.

Smoking is allowed in designated areas at this Livingston Manor chalet.
