Guests will have access to the entire house except the garage that is reserved for storage. The Airstream trailer is also not for guest use.

Standard Accommodation: For non-event bookings, our standard limit is a maximum of 6 overnight guests. Please inquire if your group requires more guests accommodation we may have other useful suggestions.

Increased Capacity: Unlocking the property for up to 30 daytime guests (beyond our standard limit of 6). Regardless of the event, our overnight limit is capped at 6 guests total. Please inquire if your group requires more guests accommodation we may have other useful suggestions.
Peace of Mind: To ensure your event remains seamless and stress-free, our event package includes an on-site venue representative on the day of your event. They proactively manage neighborhood relations, monitor safety, and ensure property guidelines are upheld so you can focus completely on your celebration.
Event Cleaning: Hosting a beautiful celebration requires extra care! Our event packages include a dedicated preparation, allowing us to specially coordinate our professional landscaping and pool service teams to service the property right before your arrival, ensuring the grounds are absolutely pristine for your event.
Optional Upgrade: The Deep Redwood Ceremony Path Clearance: The true hidden gem of our 4-acre property is the magnificent, untouched redwood grove at the back of the house. Because this area is deeply immersed in nature, the forest floor naturally covers with branches and debris over time. If you envision an incredibly immersive, fairytale-like celebration deep under the giant redwoods, we offer an optional landscape clearing service to perfectly prepare this extended path and space for your group for an extra fee. (Note: If you prefer to skip this add-on, the property already features plenty of gorgeous, fully cleared spaces that serve as stunning redwood backdrops for your celebration—all perfectly included in your standard event package!)
Vendors & Coordination
We love welcoming professional vendors to help bring your vision to life! For a smooth experience, we just have a quick administrative approval process: we require a basic business license and proof of insurance for DJs, caterers, rental companies, florists, and lighting teams. We don't need these documents for your officiant, makeup artist, videographer, photographer, or cake delivery, though we do still ask for a quick heads-up on who will be joining us.
Parking: Max 6 cars total on-site. Carpooling / rideshare is strongly encouraged. All vehicles must be parked on-site in the designated parking areas provided on the property. No parking is allowed on Comstock Mill Road or the shared driveway under any circumstances. This private road is narrow, and roadside parking can obstruct residents and emergency vehicles. There is ample space on the property to accommodate all guest vehicles.
The Neighborhood
This home is nestled in a very private, quiet location. Please be mindful of noise, especially while using the pool, as the property is located in a tight-knit community and noise travels. Most of the drive is on the highway, but the last mile or so of the drive is on a private, windy, bumpy, one way road. Please ensure this is something you’re comfortable with.

Other things to note:
- The pool is not heated and is supplied by the well. We have the pool professionally maintained on a weekly basis. However, since the property is nestled in natural redwoods, occasional leaves and debris may find their way into the pool.
- The last quarter mile of the drive contains a one lane, private road that does require a confident driver.
- While this house is pet-friendly, please be mindful that wild animals are expected in the woods, so any pets should not be left unattended outside during the day OR night.
- There can be minimal cell phone reception on the way to the house. Make sure that you have your map loaded before you make the drive.
We are required to stick to our cancellation policy and we suggest adding trip insurance for any last minute issues that may impact your travel (Weather, Illness, etc). We are not able to cancel, move or refund bookings that do not fall in our cancellation policy for any reason.

Pricing Transparency: We believe in upfront pricing with no hidden surprises. The event rates and standard fees we quote you are comprehensive. However, please note that like all standard hotels and legal vacation rentals, a mandatory Santa Cruz County Transient Occupancy Tax (TOT) will be applied to your final booking subtotal.
